Job TitleBe the First to ApplyJob DescriptionDivision/Department: Housing/AdministrationLocation: Fond du Lac Housing Division – On SiteReports To: Housing DirectorProbationary Period: 90 days – Full time; 120 days – Part timeFLSA Status: Non-Exempt (hourly)Classification: Child Related CADriver's License: Level 2 – Driver's License RequiredRate of Pay: $18.78-$21.13ResponsibilitiesEquitably process and maintain applications regarding the housing waiting list.Share responsibilities of screening and certification of all applicants; recertify residents as stipulated by policies and procedures. Calculate rent/homebuyer monthly payments.Compose, word process, and route division correspondence.Assist in the monthly collection of rent; process cash receipts and adjustments.Promptly serve rental residents and homebuyers with monthly delinquency notices and follow-up letters. Assist in setting up payment plans.Assist homebuyers with Application for Equity Loan and other applications used by the Housing Division.Develop, maintain, and distribute a comprehensive list of resources (social services agencies, emergency assistant programs, education, etc.) for the benefit of tenants. Link residents with these services by providing contact information/making appointments.Work collaboratively in a team environment, respecting and valuing the perspective and contributions of each individual.Demonstrate a high level of verbal, written and listening skills.Return calls promptly even if the request or grievance cannot be handled immediately.Explain/answer questions concerning resident's rights and responsibilities. Help residents understand their obligations and potential consequences for failing to meet those obligations. Must read and comprehend the lease/homebuyer agreements and housing policies and procedures and be able to answer questions posed by clients.Coordinate the move-in process; collect the necessary documentation, ensure eligibility, assemble the file, arrange for the move-in inspection, schedule an appointment to review and sign the rental lease agreement/homebuyer occupancy agreement with the resident, review and sign the required forms, discuss/answer questions about occupancy rules, arrange for payment of the Security Deposit, assist residents in arranging for utilities, hand out keys.Encourage residents to take care and pride in their units. Remember to acknowledge those who are following the Rules of Occupancy.Provide information regarding homebuyer, Down Payment Assistance Program, Emergency Rental Program, Section 184 Indian Housing Loan Program, and any other available housing programs.Collect relevant information and present it to the Housing Director and Committee upon request.Maintain high degree of professionalism, observe protocol, and exercise strict confidentiality.Ensures confidentiality of financial records and all records for employees and/or clients.Displays a responsive and professional manner in promptly responding to all requests, complaints, and problems.Recognizes that each employee is a representative of the Fond du Lac Band of Lake Superior Chippewa and is responsible for demonstrating courtesy, respect, and sensitivity to the needs of all others, including visitors and co-workers.Represents the Fond du Lac Band of Lake Superior Chippewa and the department in a positive and professional manner in the community.Required to maintain proper attendance including reporting to work on time in accordance with applicable policies.Maintains a clean and organized work area.Due to changes and modifications in the job from time to time, employees are required to be flexible and assume other responsibilities assigned by management as deemed necessary.QualificationsValid Driver's License issued in the US is required.Eligibility determined by FDL's insurance company.Admission and Occupancy Certification is required; if not certified at the time of hire employee must become certified within 2 years of hire Employment is contingent upon this requirement and must maintain certification for the duration of employment.Basic bookkeeping/accounting, filling, and organizational skills required.Knowledge of computer applications to include word processing, databases and/or data entry, spreadsheets, and Microsoft Outlook is required.Ability to communicate effectively orally and in writing is required.Ability to work independently and establish priorities is requiredAttention to detail and accuracy is required.Ability to establish professional and harmonious working relationships on all projects and with all parties involved.Subject to drug and alcohol testing in accordance with the Fond du Lac Reservation's Personnel Policies.Subject to pre-employment and annual background checks.Travel is requiredAbout UsThe Fond du Lac Band of Lake Superior Chippewa, Nagaajiwanaang (Where the water stops), is one of the six Bands of the Minnesota Chippewa Tribe and a proud sovereign Ojibwe nation.
