Community Manager

Company Envolve Client Services Group owns and professionally manages apartment communities located throughout the southeastern United States. Success is measured by residents' satisfaction in making their apartment homes and community a great place to be. Position Full‑Time Community Manager for Grande Oak Apartments. Responsibilities Accountable for all aspects of day‑to‑day operation of assigned property. Ensure all physical aspects of the property are fully functional at all times and maintained in an attractive condition. Frequent interaction with residents, proactively responding to their needs, focusing on relationship development and achieving a high level of resident retention. Achieve the highest possible net operating income through implementation of effective cost control. Manage the property efficiently and profitably given existing market conditions and consistent with Envolve’s goals. Develop yearly operating and capital budget plans and assess their impact on NOI. Coordinate and supervise resident improvement and other capital projects. Monitor and enforce resident lease obligations. Maintain strict adherence to State and Federal Fair Housing Laws. Communicate effectively with site staff and enforce personnel policies and procedures. Provide direction and oversight to maintenance staff, ensuring units are market‑ready. Promote and teach safe work practices and ensure safety of site and occupants. Perform regular property inspections per schedule and recommend necessary maintenance. Bid, negotiate, and manage vendor service contracts and one‑time projects. Maintain knowledge of the property and competitors through consistent market evaluation. Train and mentor office staff to maximize rental income and occupancy. Ensure compliance with all applicable Affordable Housing programs (HUD, USDA, RD, LIHTC, HOME, and state/local programs). Provide required reports. Perform other tasks as assigned. Requirements High school diploma or equivalent; some college preferred. Minimum of 3 years as a Community Manager or Assistant Community Manager (or equivalent experience). Valid driver’s license. HCCP certification preferred. Skills and Abilities Strong financial management skills; proficient in budgeting, forecasting, and cost control. Ability to work effectively and lead staff in a fast‑paced, ever‑changing environment. Solid multi‑tasking skills with ability to meet deadlines. Professional and effective communication with co‑workers, residents, vendors, and corporate staff. Proficient with Microsoft Office (Excel, Word, Outlook). Experience with Yardi preferred. Willingness and ability to work weekends and holidays when required.
