Property Manager

Part-time (20 hrs. p/week), Class A commercial office experienced Property Manager needed in SoHo. 2-3 days on-site (Tuesday-Thursday), light email monitoring on other days. Develop and submit budgets and MAP reports, ensuring a high quality of analysis, consideration for the goals of the asset and demonstrating a clear understanding of financial operational variances. Monitor and adhere to all local laws and reporting requirements in NYC (e.g. elevator inspections). Manage vendor relationships effectively to ensure service expectations and contract obligations are met and costs are within budget and/or opportunities for expense savings are achieved. Manage tenant relationships to ensure tenant retention and a high level of service including timely and complete resolution of tenant concerns, coordinating special services and requests and conducting formal and informal inspections. Provide leadership and direction to and effectively manage relationships with other business groups, (e.g. leasing, asset management), to ensure a high level of tenant service and achievement of company and property goals and objectives. Essential Skills & Qualifications At least 5-7+ years of experience managing commercial real estate including multi-tenant projects in excess of 500,000 square feet, dealing with building operations, managing service contracts and tenant retention. Expert working knowledge of cash and accrual accounting principles for property management in the use of budget analysis, financial statement analysis and the handling of building accounts as evidenced by 3-4 years of experience in a related function. Subject matter expert on all local laws and reporting requirements in NYC. Basic understanding of Engineering and at least light constructions management experience. Demonstrated ability to effectively address and resolve sensitive tenant and vendor issues. Demonstrated record of sound judgement in all facets of people and property management. Ideal Experience & Credentials Bachelor’s degree (B.A. or B.S.) from a four-year college or university or equivalent work experience. Yardi experience highly desirable. C.P.M. or R.P.A. designations preferred. Salary Range $70,000-120,000 for part-time hours (Salary range is consistent with what the business reasonably expects to pay a new hire.
