Building Maintenance Manager Job Compensation:

• Starting $63,510.00 to $82,481.00 Exempt Salary Per Year (depending on experience).

Building Maintenance Manager Job Responsibilities:

• Oversee the daily operations and upkeep of the primary building’s infrastructure. Oversee the maintenance and repairs of mechanical, electrical, and plumbing systems.
• Sets staff schedules, approves time off, and manages department budget with limited oversight.
• Coordinates with team to develop and implement preventive maintenance schedules and procedures.
• Identifies, selects and coordinates with qualified external vendors and contractors for specialized repairs, installations, or inspections with limited oversight.
• Maintain accurate records of maintenance activities, inspections, and repairs. Including monitoring building systems to ensure optimal performance and compliance with safety standards.
• In collaboration with the Director of Facilities, Safety & Risk Management, ensure compliance with local, state, and federal regulations related to building operations. Inspects completed work for conformance to blueprints, specifications, and standards.
• Requisitions tools, equipment, and supplies, managing maintenance budgetary constraints. Maintains accurate and up to date inventories of all tools, equipment, and supplies and prepares forecasts or estimates of tools, equipment, and supplies needed to complete assigned projects.
• Respond promptly to emergency maintenance issues and participate in on-call rotations as needed.
• Ensures staff is properly utilizing UMOS vehicles to transport furniture, equipment, and other materials as needed.
• Attends meetings, workshops and conferences as requested.
• Performs other related duties as assigned.

Building Maintenance Manager Job Qualifications:

• Technical training or certification in building systems, or equivalent documented work experience.
• Seven years documented hands-on work experience in building maintenance; including at least three years in supervisory role.
• Strong knowledge of HVAC, electrical, plumbing and general building systems.
• Demonstrated ability to work independently and multi-task.
• Excellent problem-solving and organizational skills
• The ability to safely operate equipment including but not limited to forklift, scissor lift, manual and power pallet jack, zero-turn mower, vacuum cleaner, floor buffer, other tools and power tools applicable, following OSHA safety standards.
• Able to travel and work irregular hours and respond to emergency calls.
• Must have reliable vehicle, valid state-issued driver’s license with valid auto liability insurance coverage and be insurable in accordance with Department of Transportation regulations to drive UMOS vehicles.
• Bilingual in English and Spanish is preferred.
• Must pass a pre-employment criminal background check.

• The employee must frequently lift and/or move up to 40 pounds, the ability to lift 60-100 lb. as needed using the two person lift technique.
• Specific vision abilities required by this job include close vision, distance vision, and ability to adjust focus.
• The employee is frequently exposed to moderate temperatures generally encountered in a controlled or uncontrolled temperature environment.
• The employee is exposed to moderate noise levels depending on the type of equipment used.

Tools & Equipment Used:

While performing the duties of this job, the employee is regularly required to use various hand tools, power tools, and maintenance equipment, and typical office equipment. This includes, but is not limited to, wrenches, screwdrivers, drills, saws, ladders, cleaning supplies, phones, and computer systems. The employee may also need to operate specialized machinery such as HVAC systems, plumbing tools, and electrical testing devices.
