The combined platform manages more than 50,000 apartment homes, supports a development pipeline of more than $2.5 billion, and serves investors, clients, and residents with a high-touch, disciplined approach to real estate investment, development, construction, and management.The Assistant Project Manager will assist the Project Manager in the budgeting, planning, scheduling, and buy-out of the construction project. This role includes communicating and collaborating with Owners, Development, Project Engineers, Superintendents, Architects, Engineers, Subcontractors, and other General Contractors/Construction Managers. The position will work closely with the Construction team, Development team, and Property Management team to ensure the projects are delivered On Time and On Budget and are consistent with Milhaus standards. The Assistant Project Manager will take on responsibilities from the Project Manager as project management skills are learned.Key Job Duties and Responsibilities:Team closely with the Project Manager and Project Superintendent to lead all aspects of a construction job. Play a role in developing the schedule and budgets for the project.Bid projects and aid with contracting with all subcontractors and purchasing of all materials for each assigned projectPrepare cost estimates for proposals and bids in conjunction with the pre-con team. Solicit bids and estimates from subcontractors and suppliers. Prepare work scopes, subcontracts and purchase ordersMonitor all OSHA Construction Safety Standards including reportingPrepare or aid in preparation of outline specifications and proposals for Pre-construction projectsCost evaluation and plan review of pre-construction proposals and projectsOwnership of all project documentation, tracking and submittals, including: all RFIs, inspection report logs, notes from OAC meetings, submittal packages, and change order coordination. Construction Document (CD's, Architectural/Civil Plans) control and filing including RFI's, ASI's, CCD's document coordination including working with consultants, architects, engineers, etc.Enforce that project specifications and design are met and adhered toAssist Project Manager in review of actual costs of each project based on information provided by the Accounting Department and project monthly "cost tracking" forecastsAssist with the bid process and GMP process.
