Summary

Getting units ready for move-in in a timely and proficient manner using excellent customer service skills. Repairing and/or installing all appliances as necessary. Compliance with all environment and OSHA regulations and company policies. Completing and maintaining paperwork as required.

Responsibilities

A. Appliance repair/installation – to include dishwashers, disposals, stoves, and refrigerators. This does not include any task that deals with chlorofluorocarbons and/or hydrochlorofluorocarbons.

B. Use Daily Rental Activity Report (GSC Form 500) from the Leasing office to review with Service Supervisor on a daily basis.

C. Schedule the turning of each unit to rent-ready status, which includes painting, cleaning, and any other items such as refinishing

D. Must get all contractor work and appliance replacement for a turn approved by the Service Supervisor before scheduling such work

E. Walk the unit before submitting Move-In Inspection to Service Supervisor for final walk-through. If issues are found, the Turnover Coordinator must address them with the appropriate parties and resolve them before another inspection.

F. Must make sure all units are turned in a timely fashion. (Company goal is 5 working days)

G. Locks – replacement of deadbolts and conventional locksets.

H. Plumbing – must be able to sweat copper, install faucet washers/stems, traps, toilets, faucet sets, and all appliances (e.g. hot water heater or gas range).

I. Glazing, caulking, minor carpentry, and screening.

J. Providing own hand tools which must include, but are not limited to flash light, level drill bits, socket set, hammer, screwdriver/assorted, nut driver, wrenches (1/4 -3/4), adjustable wrench, files, extension cord, hack saw, Sawzall, pipe wrench, pliers/assorted, electric meter, basin wrench, seat/steam wrench, tin snips

K. Reviewing, understanding, and complying with the Operations and Maintenance (O&M) Plans for Lead-Containing Coatings and for Asbestos Containing Materials, Lead Asbestos Work Practice Manuals, Respiratory Protection Program, and the Hazard Communication (HazCom) Program.

L. Fulfilling training, medical and other requirements as dictated by this job description and the environment training requirements noted in the following section, all in accordance with the plans, programs, and manuals cited in #9 above.

M. Adhering to work practices as outlined in Asbestos and Lead Work Practice Manuals and the HazCom program (MSDS recommendations) as applicable.

N. Participating in and following requirements for the Respiratory Protection Program.

O. Transport items that may weigh up to 100lbs

P. Other duties as assigned.

A. Education: High School Diploma or equivalent.

B. Experience: At least three years of maintenance repair. EPA/CFC certification a plus

C. Testing: Score at an acceptable level on the Maintenance Evaluation Test

D. Must have a valid driver’s license within the state of residency and an acceptable driving record

E. In accordance with Respiratory Protection Program, employees must obtain medical clearance to wear a respirator (provided by the Company), be clean-shaven, and consent to wear a respirator.

F. Must consent to work with regulated chemicals and/or materials and/or substances.

G. Support the Company’s efforts to prevent and/or eradicate crime in accordance with policy
