Development Manager

Role Description The Development Manager is a full-time, in-office role based in Chicago, IL responsible for overseeing build-to-suit speculative industrial development projects from concept through completion. This role develops and manages project schedules and budgets, coordinates with client/owners, internal teams, external consultants, and contractors; and is highly involved in the due diligence, and entitlement processes associated with land acquisition. The Development Manager prepares and reviews pro formas, reports, and presentations, tracks project performance, and ensures alignment with client and company objectives. Responsibilities include monitoring construction progress, addressing issues in real time, participating in design and value-engineering discussions, and ensuring compliance with quality standards and regulatory and safety requirements. The role also involves building strong relationships with tenants, local jurisdictions, and stakeholders, while contributing to process improvements and supporting future pipeline planning. Qualifications Project and development management skills, including experience managing schedules, budgets, and industrial real estate projects from pre-development through delivery. Strong financial and analytical skills, with the ability to prepare and interpret pro formas, analyze project feasibility, and support investment decisions. Technical knowledge of site planning, design, construction processes, and familiarity with zoning, entitlements, and permitting for industrial properties. Proficiency with project management and productivity tools (e.g., MS Office, Excel, project scheduling software); experience with real estate or construction software is a plus.
