Senior Property Manager II (Upstate NY Regional Operations)

Senior Property Manager II WinnCompanies is in search of a dynamic Senior Property Manager II to join our team at the Upstate New York Regional team overseeing a portfolio of 3-5 properties in the Buffalo, NY area. In this role, you will plan, control, and direct the daily operations of two to seven assets. One asset may be the primary site as the acting Property Manager. As the on‑site Property Manager, you’ll maintain positive resident relations, meet the financial objectives of ownership and management, protect the value of the real estate, comply with all applicable regulatory standards, and manage on‑site staff including Property Managers, directly or indirectly. The salary range for this role is $80,000–$90,000 per year, depending on experience. The final pay rate will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors. Responsibilities Prepare the property’s annual budget for approval by senior management. Provide reporting and monthly variance reporting. Solicit bids, process purchase orders and invoices in accordance with Winn purchasing policy. Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn rent collection guidelines. Collaborate with senior management to establish appropriate rent levels through staff management. Review rent schedules; oversee preparation and submission of increases and renewals. Lead the property team to maintain optimum occupancy levels. Process timely and accurate move‑ins, move‑outs, recertifications, and renewals. Approve rental applications in accordance with property and agency standards. Follow company marketing policies and reporting requirements. Provide oversight of tenant files, ensuring they are organized, complete, and accurate. Maintain accurate property software data at all times. Ensure sites comply with applicable state and federal program regulations. Maintain property grounds well. Direct maintenance team to implement maintenance programs and controls. Report property incidents, accidents, and injuries in accordance with company policy. Resolve resident issues and conflicts in a timely manner and in accordance with site guidelines. Screen, hire, and train new personnel using company directives. Promote staff efficiency and engagement through ongoing training, instruction, and leadership. Use the company’s Professional Development Program to train and engage employees. Conduct weekly staff meetings. Understand, train, and embody Winn Guiding Principles. Provide interface and information flow for all insurance and liability issues. Requirements High school diploma or GED equivalent. 5–8 years of relevant work experience. 3–5 years of supervisory experience. Prior experience with tax credit and HUD projects. Knowledge of property management. Strong supervisory and managerial skills. Knowledge of landlord/tenant laws. Excellent customer service skills. Outstanding verbal and written communication skills. Flexibility to adapt to various situations and business needs. Ability to resolve complex issues. Experience with varied computer systems including web‑based applications, Microsoft Office Suite, and property management software such as Yardi and RealPage. Flexibility to be on‑call for after‑hours emergencies. A valid driver’s license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy. NAHP – CPL, SHCM, CAM (MA – C3P) designations. CAM – RAM & ARM honored; CGPM – NAA or NAMA honored designations. Preferred Qualifications Bachelor’s degree. Knowledge of LIHTC and HUD regulations. Experience with Yardi property management software. Knowledge of marketing and leasing techniques. Past experience with acquisition rehab projects.
