Job Summary

The Property Manager – Senior Affordable Housing is responsible for the day-to-day operations and overall performance of Glen Lake, Nath Companies’ senior affordable apartment community in Minnetonka. This role oversees resident satisfaction, occupancy, collections, leasing and compliance, financial performance, maintenance operations, and team leadership. The Property Manager ensures affordable-housing documentation, income verification, recertifications, and resident files are completed accurately and on time while delivering a professional and responsive resident experience.

Requirements

Essential Functions / Duties and Responsibilities

· Oversee all day-to-day property management operations.

· Maintain strong occupancy and timely rent collections.

· Respond professionally and promptly to applicant and resident inquiries.

· Manage the application and qualification process, including background checks, rental references, income verification, and required affordable-housing documentation.

· Manage leasing, move-ins, lease renewals, recertifications, and rent increases.

· Maintain accurate, organized, and compliant resident files.

· Work closely with compliance resources to ensure affordable-housing requirements are completed accurately and on time.

· Monitor property financial performance and manage expenses against budget.

· Identify and communicate capital and maintenance needs.

· Oversee work orders, preventative maintenance, unit turns, and overall property condition.

· Supervise maintenance staff and coordinate vendors as needed.

· Deliver excellent customer service and build positive resident relationships.

· Communicate property performance, challenges, and opportunities proactively to the Regional Property Manager.

· Perform additional duties and special projects as assigned.

· Managing property expenses within budget

· Completing renewals, recertifications, rent increases, and required documentation accurately and on time

· Maintaining complete and organized resident files

· Ensuring affordable-housing compliance requirements are consistently met

· Completing work orders and unit turns in a timely manner

· Maintaining a clean, safe, and well-operated community

· Providing responsive, professional service to residents

· Proactively communicating property performance and issues to the Regional Property Manager

Required Qualifications: Required Education and Experience

· Minimum of two years of affordable housing property management experience as a Property Manager or Assistant Property Manager.

· Hands-on experience with affordable-housing compliance, including income verification, recertifications, and resident documentation.

· Demonstrated ability to achieve occupancy, collection, and property financial goals.

· Strong organizational skills and attention to detail.

· Strong interpersonal and people-management skills.

· Excellent written and verbal communication skills.

· Strong customer-service and problem-solving abilities.

· Comfort working with budgets, financial information, and basic mathematical calculations.

· Proficiency with Microsoft Office and the ability to learn and troubleshoot technology.

Preferred Qualifications: Preferred Education and Experience

· Senior affordable-housing experience.

· Yardi property management software experience.

· Experience supervising maintenance staff and/or vendors.

· Experience working with third-party affordable-housing compliance partners.

Work Environment

This position works primarily on-site in a residential apartment community and regularly interacts with residents, applicants, vendors, maintenance staff, compliance resources, and company leadership. The role requires the ability to manage competing priorities while maintaining confidentiality, professionalism, and responsive resident service.

Physical Demands

This position requires regular movement throughout the property and office, including periods of sitting, standing, and walking. The employee must be able to access apartment units and common areas as needed to oversee property operations.
