Asset Manager - Real Estate Private Equity

Founded in 2016, Marble Capital is a fully discretionary fund manager providing various capital solutions, including preferred equity and common equity, for multifamily developers, owners, and buyers nationwide. Position Objective: The Asset Manager will be responsible for maximizing the performance and value of a multifamily portfolio of 30–50 assets. This individual will serve as the primary liaison between ownership, development, property management, construction, lenders, and operating partners to ensure assets are achieving financial and operational objectives. The ideal candidate possesses a strong background in multifamily asset management, property operations, construction oversight, and lease-up execution. This individual must be comfortable moving between strategic portfolio management and detailed operational execution. This is not a passive reporting role. The successful candidate will proactively identify issues, drive solutions, hold third‑party partners accountable, and actively contribute to the overall success of the portfolio. Responsibilities: Oversee the operational and financial performance of a multifamily portfolio consisting of assets in various stages of construction, lease‑up, and stabilized operations. Monitor asset performance against budgets, underwriting assumptions, investor expectations, and market benchmarks. Sponsor‑led Property Management/Lease‑Up Oversight Manage relationships with Sponsor Development Teams and property management companies. Maintain accurate asset‑level databases and performance dashboards to support reporting, and financial analysis throughout life cycle of the asset. Monitor and evaluate weekly and monthly operating reports, financial statements, budgets, forecasts, and key performance indicators including occupancy, leasing velocity, competitive positioning, revenue and expense control, and overall asset performance to identify trends and deviations from underwritten business plan. Review and approve annual lease‑up budgets and marketing expenditures. Construction & Development Coordination Collaborate with development teams, third‑party consultants, and lenders, to ensure timely processing of funding requests and loan draws. Review, analyze, and approve construction draw packages, invoices, lien waivers, and supporting documentation to ensure compliance with loan/partnership agreements, and project budget. Identify and proactively address risks that may impact substantial completion, lease‑up timelines, or financial performance, to protect investment returns. Maintain organized databases to monitor and track construction progress including budget, schedules, change orders, proper contingency usage, construction milestones, and funding activity. Coordinate with development and property management to facilitate seamless internal transition from construction completion to property operations. Direct Property Management/Lease‑Up Oversight Develop and execute asset‑level business plans designed to maximize revenue, occupancy, cash flow, and long‑term value creation. Provide strategic leadership to third‑party management partners, driving accountability and performance across regional and onsite teams to achieve leasing, occupancy, and operational goals. Analyze property performance and implement initiatives to improve leasing velocity, revenue growth, resident retention, expense control, and overall asset performance. Conduct property visits to assess physical condition, operational execution, resident experience, and alignment with ownership objectives. Evaluate monthly operating reports, financial statements, budgets, forecasts, and key performance metrics to assess performance and identify opportunities for improvement. Develop and maintain financial models, cash flow projections, and scenario analyses to support asset strategy, budgeting, and investment decisions. Ensure compliance with loan covenants, partnership agreements, and other regulatory reporting requirements. Coordinate lender and investor reporting processes ensuring timely, accurate, and professional communication. What Success Looks Like Assets consistently meet or exceed operational and financial targets. Lease‑up projects achieve stabilization objectives on or ahead of schedule. Construction funding requests are processed accurately and efficiently. Property management partners are held accountable and perform at an elevated level. Risks are identified early and addressed proactively. Ownership receives timely, accurate, and actionable portfolio insights. Qualifications Bachelor's degree in Finance, Real Estate, Business, or related field. 5+ years of multifamily asset management experience overseeing assets during construction, lease‑up, and stabilization with strong understanding of operations budgeting, and financial reporting. Effective communication, leadership, and relationship management skills. Demonstrated experience working with third‑party management companies and consultants. Experience processing monthly construction funding requests and coordinating with lenders and development teams. Ability to analyze complex financial information and translate findings into actionable recommendations. Advanced proficiency in Excel and financial modeling. Experience with Yardi, RealPage, Entrata, AppFolio, or similar property management platforms beneficial but not required. Physical Requirements / Working Conditions: This position operates primarily in a professional office environment. The role routinely requires the employee to sit for extended periods, as well as frequent standing, walking, and stooping to complete office tasks and file management. The employee must be able to use hands to handle or feel documents and office equipment, reach with hands and arms, and occasionally lift or move items up to 20 pounds.
