Job Description:

The Commercial Investment Advisor will work directly with business owners, property owners, and investors to present triple net real estate opportunities. You will help develop and present triple net investment solutions that align with your client’s objectives. The position is responsible for prospecting, client development, property analysis, and presenting investment opportunities to qualified buyers and sellers. The Advisor will manage relationships and transactions from initial contact through consultation, negotiation and closing while providing a high level of professional service. This is a relationship-driven, sales-focused position requiring strong communication, financial, and real estate skills.

 

 

Qualifications:

- Must have a valid Texas Real Estate License.

- Strong sales, communication and prospecting skills.

- Ability to build relationships with business owners, investors, and property owners

- Professional, confident, and consultative communication style

- Self-motivated and disciplined, with the ability to work independently

- Familiar with CRM systems and Microsoft Office programs.

- Comfortable making a high volume of outbound calls and prospecting business owners/property owners

Job Duties:

- Prospect for and develop relationships with business owners and commercial property owners.

- Conduct outbound calls, emails, and direct outreach to identify potential clients and investment opportunities.

- Consult with property owners to understand their real estate holdings, financial objectives, and potential sale or exchange strategies.

- Analyze commercial properties, including valuation, NOI, cap rates, lease terms, and investment potential.

- Present and market investment opportunities to qualified buyers and investors.

- Manage clients and transactions from initial contact through negotiation and closing, coordinating with all parties involved.

- Prepare comparative market analysis and tour schedules for supervising agent and clients.

- Prepare commission agreements, request for proposals, letters of intent and sales documents for supervising agent and clients.

- Quickly respond to leads received through our marketing efforts.

- Assist brokers & supervisor with other duties related to the Investment Advisor position.

- Maintain daily updates on company CRM with weekly reports to supervisor.

 

Compensation: The first three months are designed to give you the training and runway necessary to learn the commercial investment business and get established.

Training will include:

• NNN investment fundamentals
• Property and lease analysis
• Prospecting and lead generation
• Client communication and presentations
• Objection handling and negotiation
• Transaction processes and systems
• Caisson’s technology, resources, and marketing platform

During this initial period, you will receive a $3,000/month salary plus applicable commissions.

After 90 days, the position transitions to commission-only (Industry Standard), providing significant uncapped earning potential based on production. 

REALISTIC POTENTIAL : 1st year agents typically earn $100,000+. 2nd year agents earn $150,000+, While 3rd year agents average $250,000+.
