Build relationships with tenants, vendors, and team members, ensuring satisfaction and success. Collaborate with the property management team to produce advertising material to attract new tenants. Meet with prospective tenants to show properties, conduct interviews, receive rental applications, and explain terms of occupancy. Place advertising approved by the Manager, online or in print, when directed by supervisor. Process applications and conduct credit checks. Approve invoices for payments. Communicate professionally with tenants regarding property-related issues. Collect, process, and maintain records of rent payments and rental activity. Comply with anti-discrimination laws with regard to housing, renting, and advertising. Responsible for income recertification, leasing, and re-leasing property. Prepare monthly calendars and newsletters for distribution to the residents. Produce and distribute appropriate notices for non-payment of rent in a timely manner and within regulations. Conduct weekly inspections of the property and prepare a summary report of the property activity, conditions observed, and traffic. Conduct apartment inspections upon move out to complete the statement of deposit within the state set timelines. Qualifications Strong understanding of LIHTC regulations, income limits, and compliance rules. (Required) Minimum of two years of property management experience. (Required) Knowledge of property management software: Yardi. (Preferred) Knowledge of affordable housing/government programs. Must have excellent computer skills, proficiency in Microsoft Word, Excel, and Outlook. Excellent communication and interpersonal skills. Detail-oriented and highly organized. Skilled in time management and ability to prioritize tasks. Excellent critical thinking and problem-solving skills.
