Salary & Schedule Salary Range: $80,000 – $90,000 per year, plus multiple bonus and commission earning opportunities. Schedule: Full-time; Monday‑Friday 9 am – 6 pm; afterhours and weekend support may be required, as needed. Ensure all rents are collected, posted promptly. Perform evictions, utility cut‑offs, and landlord liens as required. Submit and approve invoices in the appropriate system for timely payment. Complete month‑end procedures and reports: deposit accounting, variances, expiring leases, write‑off register, receivable aging, security deposit activity, gross potential rent. Safeguard and reconcile the property credit card per accounting policies and deadlines. Be ultimately responsible for the property’s financial success. Personnel & Leadership Hire, staff, post job ads, interview, and extend offers, collaborating with HR as needed. Train, empower, supervise, discipline, and terminate on‑site staff under leadership and HR approval. Conduct bi‑annual performance reviews aligned with Thrive’s values. Approve associate timesheets for accurate pay. Instruct staff on procedures and guidelines. Provide ongoing training in marketing, leasing, safety, systems, and daily needs. Lead, coach, recognize, and build professional relationships among the team. Delegate tasks and ensure accountability. Track employee resident delinquency and work with HR to correct. Administrative / Office / Compliance Keep lease files current, complete, and in compliance with MFTE, Section 8, or other applicable programs. Maintain office opening schedules, including early arrivals or late departures. Ensure property condition: leasing office, common areas, storage, model units. Attend scheduled management meetings (typically quarterly). Record all management activities daily, weekly, and monthly. De‑submit required reports to corporate weekly and monthly. Prepare for audits and complete annual reporting. Issue appropriate notices when necessary. Complete required trainings and ensure compliance with all coursework. Resident Relations Initiate and perpetuate community sense. Maintain a positive customer‑service mindset. Conduct inspections with residents for move‑in/move‑out. Review notices to vacate to determine move‑out cause. Implement resident communication policies and procedures (complaints, service requests, etc.). Maintenance Walk and inspect property regularly; verify vacant unit condition. Track ready board and vacancy status daily; coordinate with maintenance for timely reconditioning. Oversee or delegate vendor/contractor communication: scheduling, billing, relations, certificates of insurance. Monitor all maintenance activities. Marketing / Leasing Stay aware of market conditions and trends. Show property to prospective residents as needed. Respond to calls and emails in a timely, professional manner. Safety and Risk Management Report all liability and property incidents immediately to Regional Manager and appropriate office departments. Report workplace injuries to HR immediately. Maintain SDS binder and Thrive’s Safety and Accident Prevention Manual; train team on safety protocols and proper PPE use. Be familiar with water intrusion, apparent mold growth (AMG), and other health/safety programs. Complete safety checklists with maintenance; conduct monthly safety meetings. General Collaborate productively with home office departments. Conduct all business in accordance with Company policies. Perform any additional duties as assigned by the Regional Manager. Desired Skills & Experience 3+ years in property management, with significant experience leading or supporting multifamily lease‑ups. Successful Community Manager in a lease‑up environment: leasing velocity, pricing, marketing outreach, team development, occupancy goals. 6+ months supervisory experience with strong leadership skills. Proficient in Microsoft Word, Outlook, and Excel. Certified Apartment Manager (CAM) preferred. Intermediate to advanced Yardi/CRM and On‑Site experience preferred. Accurate reporting and budget oversight with confidence in discussing variances. Daily pricing experience in a changing market. Notary license required, or ability to obtain within 3 months. Desired Competencies Detail‑oriented, accurate reporting. Understanding of basic property budgeting and accounting. Fast‑paced, customer‑service oriented work. Knowledge of industry terms. De‑escalate conflict, remain calm and courteous. Respect and understand diverse cultural and socio‑economic backgrounds. Effective communication, trust building, cultural awareness, equity. Specific and thorough communication with residents, vendors, subordinates, home office, ownership, and leadership. Handle multiple competing deadlines under pressure. Teamwork, delegation, independent work. Respond to instruction and feedback productively; learn and grow positively. Strong problem‑solving skills. Professional and pleasant interaction with co‑workers, supervisors, guests, public. Strong time management, organization, prioritization. Strong resident retention focus. Proficient English (reading, writing, speaking, grammar). Physical Requirements 100% in‑person position; must be physically present at the supported sites. Stand, walk, or sit alternately depending on specific needs. Physically walk sites/units; may include climbing stairs, navigating uneven surfaces or construction zones. Present on site during normal business hours for guest greeting, operation, tours. Prolonged sitting at a desk and computer work. Occasional physical activities: bend, stoop, squat; climb stairs; push/pull; reach above shoulder. Lift up to 25 lb frequently, occasionally 25–40 lb. Work indoors (majority) and outdoors in all weather. Effectively communicate in person, phone, and virtual platforms.
