Position Overview Manage the day‑to‑day operations of an assigned property to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, FCCR and other laws governing multi‑family housing operations. Responsibilities Provides input into the development of the property budget by analyzing financial statements, current and projected marketing information, and operational reports. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making bank deposits, and preparing monthly financial status reports. Approves invoices from vendors, contractors, and service providers and ensures accurate coding and communication with accounting. Controls expenditures within the approved budget, manages the petty cash fund, and oversees lease enforcement, including application approval, renewal and eviction processes. Conducts marketing and leasing strategies to achieve occupancy and revenue goals, promotes resident satisfaction by responding to complaints, and ensures maintenance teams complete service requests and inspections. Conducts property inspections, and trains and manages staff. Assists owners through tours, performance updates, and meets owner requests. Completes accounting, financial, administrative reports and other duties as assigned. For California, applicants must comply with the California specific Lease File Checklist. California Specifics Community managers in California must manage the lease process by utilizing the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and consistently organized. Qualifications Bachelor’s degree from an accredited college or university (preferred in Business Management, Real Estate, or related field). 4‑6 years minimum of relevant experience in property management, sales, marketing, and customer service that demonstrates the ability to manage day‑to‑day operations, resolve customer complaints, and maintain financial records. Ability to manage multiple priorities, communicate effectively, and work independently or as a collaborative team member. Specialized Skills All required state and local licenses and certifications. Valid driver’s license to operate a golf cart on property. Proficiency in Internet, word‑processing, spreadsheets, and database management. Strong proficiency using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage team members. Travel & Physical Demands Office environment with frequent exposure to outside elements; must be able to physically access all property areas, push/pull, lift up to 20 lbs independently and 50 lbs with assistance, and travel locally for bank deposits and training meetings. Compensation Base salary with eligibility for quarterly, monthly, weekly, or annual bonus programs depending on corporate or onsite property position. Pay determined by business requirements, experience, skills, and geography. Benefits Competitive Medical, Dental, Vision, and Disability & Life insurance benefits.
