Construction Project Manager

Vaquero Ventures is a Fort Worth, TX-based commercial development company specializing in build-to-suit projects for nationally recognized retail companies. We are seeking an Assistant Project Manager / Project Manager to join our team and assist in managing commercial development projects from initial budgeting and preconstruction through construction and project closeout.

This is a hands-on position that will work closely with our acquisitions, development, design, construction, and tenant teams. The ideal candidate is detail-oriented, organized, proactive, and comfortable working directly with contractors, architects, engineers, and national tenants to keep projects on schedule and within budget.

Responsibilities

• Assist with managing commercial development projects from preconstruction through completion.
• Scope projects, perform quantity take-offs, and develop preliminary construction budgets.
• Work with the acquisitions team to establish project budgets and identify value engineering opportunities.
• Solicit and manage bids from General Contractors and subcontractors.
• Review and compare contractor bids, identify scope gaps and exclusions, and assist with contractor selection and award.
• Review civil, architectural, MEP, and other project plans to identify conflicts, scope gaps, and potential cost or schedule impacts.
• Verify project plans and construction documents meet tenant requirements and project objectives.
• Work with the contractor to develop and review the project scope of work, construction schedule, site logistics plan, and overall project execution plan.
• Lead weekly Owner/Architect/Contractor meetings and coordinate resolution of project issues.
• Communicate directly with tenants regarding project status, challenges, schedule, and other construction-related matters.
• Monitor project costs throughout construction.
• Review change orders, pay applications, and other project-related costs for accuracy and compliance with the project scope.
• Coordinate directly with civil engineers, architects, consultants, and contractors to resolve issues as they arise during construction.
• Prepare and distribute weekly project updates and maintain accurate project documentation.
• Monitor project schedules and work with the contractor to identify and address potential delays.
• Conduct site visits and represent the Owner during construction.
• Complete project punch walks and coordinate completion of outstanding items through project closeout.
• Assist with other development and construction-related responsibilities as needed.

Qualifications

• Bachelor's degree or four years of relevant commercial construction/development experience.
• Strong understanding of the commercial construction and development process.
• Ability to read, understand, and effectively navigate civil, architectural, and construction plans.
• Strong understanding of construction scopes, sequencing, and project coordination.
• Proficiency in Microsoft Office.
• Ability to manage multiple projects and competing priorities in a fast-paced environment. xhyhwjd
