Project Manager

Project Manager Location: Mountain View, CA Estimated compensation: 95,600.00 – 125,720.00 USD per year Job Overview Lead strategic and cross‑functional infrastructure improvement projects and end‑to‑end project delivery, including design, permitting, and construction phases. Responsible for planning, executing, monitoring, controlling and closing projects, and ensuring alignment of scope, time, and cost deliverables. Responsibilities Plan, execute, monitor, control, and close projects. Partner closely with Client’s Technical Services Team and stakeholders to optimize process and project delivery. Develop ROM level project estimates for funding approval based on project program documents. Prepare agendas, develop and maintain master project schedules and budgets for each project and phase. Ensure project plan, scope, work structure, schedule, and budget are maintained by all parties. Select and manage project team and resources including subcontractors, consultants, suppliers and partners through bidding and vendor selection. Monitor progress of all projects by completing site visits, tracking procurement activities, and reviewing contractor performance. Conduct project meetings, take and share minutes, track deliverables, and coordinate project updates and drawing reviews. Review and approve requisitions, change orders, and invoices associated with the project. Oversee document preparation and completion (e.g., contracts, close‑outs, punch lists). Lead critical leadership, coordination, and communication role with all stakeholders. Adhere to Client and JLL policies and procedures, obtaining necessary approvals and understanding local permitting processes. Conduct value engineering based on Client Basis of Design and industry benchmarking. Seek and capitalize on opportunities to increase customer satisfaction and deepen client relationships. Recommend and assist with internal program and process improvements. Create and evaluate project reporting; provide timely and accurate project status reporting. Assist with strategic internal program and process improvements. Manage day‑to‑day client experience and expectations. Provide input for account reporting and KPI tracking as needed. Lead a project team to investigate, develop, and implement energy and carbon related projects. Understand system architecture of HVAC and renewable systems to identify project requirements. Requirements Bachelor’s Degree in Construction Management, Architecture, Engineering or a related discipline, or equivalent combination of education, training and experience. 5+ years of project or construction management experience. 3+ years experience managing technical infrastructure with respect to MEPSF systems preferred. Certification in PE, AIA, LEED, or CMAA considered an asset. PMP certification or ability to pursue. Solid understanding of the construction industry, terminology, codes, documentation, and design disciplines. Strong proficiency with computer applications including Google Suite. Proficiency with project management tools such as Clarizen and Procore. Willing/able to travel as needed. On‑site client‑facing position requiring ability to work from office or site location. Strong organization with proven leadership and interpersonal skills. Ability to perform duties under deadline pressure in a fast‑paced, high‑volume environment. Detail oriented and thorough. Proven record of providing excellent internal and external customer service. Excellent oral and written communication skills, including presentation skills. Physical Requirements Work generally in an office setting, with extended periods of sitting and computer operation up to 8 hours per day. Involves climbing roof ladders periodically. May involve periods of standing, such as operating copiers, fax, scanner. Regularly required to talk, hear, and use hands and fingers to write and type. Regularly required to speak clearly for others to understand. Regularly required to read, understand, and communicate information orally and in writing.
