Facilities Maintenance Manager

Manages Facilities Maintenance, operations, and all 3rd party contractors. Supervises employees in various maintenance or construction disciplines.

Manages and directs all corporate Facilities Maintenance functions for the physical plant complex and the grounds areas, inclusive of renovation and construction projects, but exclusive of production equipment for facilities and offices at the corporate headquarters. Manages, oversees, or handles personally; emergency situations occurring at night, on holidays and weekends. Reports to Account Director.

Directs all ongoing, preventive and emergency maintenance for office, production and warehouse buildings and grounds.

Directs outside contractors for specific maintenance, repair and construction projects not handled internally by Facilities Maintenance Department.

Assists with management of construction projects for building expansions, modifications and renovations.

Maintains and assures continuous operations of proprietary security and fire alarm control network and sprinkler systems covering all locations.

Provides environmental control for all office and production areas to ensure comfortable working conditions.

Direct the operation of the janitorial department through policy and personnel management.

Assures compliance with OSHA and EPA regulations.

Interfaces with production management on problems concerning facilities or equipment.

Develops Facilities Maintenance budgets: controls labor costs and purchases.

Responsible for administering Facilities Maintenance operations in accordance with labor agreement. Conducts grievance hearings at second step and participates in subsequent hearing through arbitration.

Compiles and maintains Facilities Maintenance on plant and office facilities.

Compiles and maintains usage records for Mail Center and Central Shipping and Receiving.

Selects, supervises, motivates, disciplines, and appraises subordinate personnel in accordance with company policy so as to maximize their effectiveness and productivity.

Other duties assigned by Account Director.
