Role Overview Senior Real Estate Debt Originator, based in any U.S. office, responsible for sourcing, structuring and executing private real estate debt investments across Oaktree’s strategy. The role requires market‑facing relationships with real estate owner/operators, brokers and financial institutions. Key Responsibilities Originate and source private real estate debt investment opportunities across property sectors and capital structures, with a focus on first mortgage origination in multifamily, industrial, student housing, and self‑storage. Develop and maintain deep relationships with real estate sponsors, developers, brokers and capital markets participants. Generate proprietary deal flow and expand Oaktree’s origination pipeline across key U.S. markets. Travel extensively to meet clients and visit potential investment opportunities. Structure and negotiate real estate financing transactions, including senior loans, mezzanine debt and preferred equity. Partner with internal investment teams to evaluate opportunities and present transactions to the Real Estate Investment Committee. Lead borrower negotiations and manage transactions from origination through closing, including interfacing with leverage providers. Experience Required 9+ years of experience in real estate debt origination or institutional real estate investing. Proven track record sourcing and executing private real estate debt investments. Extensive network of sponsors, borrowers, brokers and lenders. Strong transaction structuring and negotiation capabilities. Entrepreneurial, relationship‑driven approach to origination. Compensation Base salary range $250,000–$275,000, plus discretionary bonus incentives, comprehensive benefits and a flexible work arrangement.
