CONSTRUCTION OPERATIONS MANAGER

Fortified Buildings is looking for an experienced Construction Operations Manager to help lead our custom residential construction operation.

This is not a desk-only project management position, and it is not a full-time carpenter position.

We are looking for someone who knows how to build houses, understands what they cost to build, and is ready to spend more time running construction than physically performing it.

This person will have substantial ownership over projects from estimating and scope development through construction and final closeout.

WHAT YOU'LL DO

Before construction begins, you'll help turn a customer's plans and expectations into a project we can actually execute profitably. That includes developing estimates, obtaining subcontractor and supplier pricing, preparing detailed scopes of work, establishing allowances and budgets, and building projects within JobTread.

Once construction begins, you'll take responsibility for execution.

Responsibilities include:

• Develop project estimates and customer proposals

• Review plans and identify missing or unclear scope

• Obtain and compare subcontractor and supplier pricing

• Develop detailed Scopes of Work (SOWs)

• Build and maintain projects, budgets, schedules, and documentation in JobTread

• Establish project budgets, allowances, and cost expectations

• Translate what was sold into an executable construction plan

• Schedule and coordinate subcontractors

• Coordinate material orders and deliveries

• Verify subcontractor scopes before work begins

• Monitor estimated costs versus actual costs

• Review upcoming expenses and project cash requirements

• Inspect work for quality and completeness

• Identify problems before they become delays

• Manage homeowner communication throughout construction

• Manage allowances and selections

• Identify, price, and process change orders

• Protect project scope and company margins

• Coordinate construction draws and upcoming financial commitments with ownership/accounting

• Manage punch lists, final walkthrough preparation, and project closeout

• Occasionally handle minor field issues when doing so is the fastest and most practical way to keep a project moving

THIS IS NOT A TRADITIONAL PM POSITION

We're not looking for someone whose construction experience consists primarily of spreadsheets, meetings, and scheduling software.

You need enough field experience to walk onto a residential jobsite and understand what's happening.

You should know when something is wrong, what trade is responsible, what should happen next, and whether the work being performed meets reasonable residential construction standards.

At the same time, we're not hiring you to spend five days installing a tile shower yourself.

Your value is making sure the entire project gets built correctly and profitably.

Sometimes that means picking up a tool and solving a small problem today.

Most of the time, it means making sure the right person is there tomorrow.

SCOPE & CHANGE-ORDER DISCIPLINE

When a homeowner requests something outside the original scope, there are three answers:

It's included.

It's a change order.

We need to price it before proceeding.

Excellent customer service does not mean giving away labor, materials, or upgrades.

We want someone who can build strong relationships with customers while still protecting the contract, project budget, and company.

WHO WE'RE LOOKING FOR

Strong candidates may currently be working as a Construction Manager, Residential Superintendent, Project Manager, Estimator, General Contractor, Lead Carpenter, Custom Home Superintendent, or Residential Construction Operations Manager.

We're particularly interested in someone who has spent years understanding residential construction and is ready to move further into estimating, management, leadership, and operations.

You don't need to personally be the best carpenter, electrician, plumber, or tile installer.

You do need to know enough about residential construction to effectively manage the people who are.

You should be comfortable with technology and construction management software. Experience with JobTread is valuable, but someone with strong construction and estimating experience who can quickly learn the platform should also be considered.

WHERE THIS POSITION CAN GO

We're not looking for someone simply to manage today's jobs.

Fortified Buildings is growing, and we're looking for someone capable of growing with the company.

Initially, you'll personally manage estimating, project setup, and active construction projects. xhyhwjd

As project volume increases, this position has the opportunity to evolve into broader operational leadership, with Project Managers, Superintendents, Foremen, and other construction personnel eventually operating underneath you.
