Floating Property Manager

Job Details Job Location: Fort Wayne, Indiana - Fort Wayne, IN 46809 Position Type: Full Time Salary Range: $70,000.00 - $75,000.00 Travel Percentage: Road Warrior Job Category: Management Floating Property Manager Location:On‑Site – Consistent Travel to Various Properties as Needed – Primary focus around the Fort Wayne and South Bend, IN areas *May be required to travel to different states and cities as needed What You’ll Do Travel to sites to provide staffing coverage and support as needed – travel may vary in frequency and duration Conduct training for property management teams to enhance their skills and knowledge in areas such as leasing, resident relations, office administration and compliance Lead and conduct leasing operations including prospect calls and community tours Execute leasing and marketing strategies that achieve budgeted occupancy Handle resident inquiries and concerns Initiate and implement policies and procedures to maintain resident communications, i.e., complaints, service requests, etc. Coordinate move‑ins and move‑outs with residents and onsite staff Oversee preventative maintenance and active maintenance requests Conduct property inspections and identify maintenance needs Collect and post resident rent payments Manage the property budget and monitor all property expenses Create and implement marketing strategies to attract prospective residents Stay updated and follow all local, state, and federal real estate laws Ensure the property meets all safety and health standards Handle legal matters such as evictions if necessary Identify opportunities for property enhancements to attract and retain residents Oversee renovations, upgrades, and cosmetic improvements Perform any additional duties or tasks as assigned by the Regional Property Manager Champion company policies and procedures and ensure properties comply with all applicable laws, regulations, and standards, implementing corrective actions as needed to address any issues What Makes You a Great Fit A high school diploma or equivalent is required 3+ Years of experience in multi‑family housing Certified Apartment Manager (CAM) is an advantage You’re a quick learner who enjoys working in new environments You’ve successfully managed properties before and have a proven track record of keeping operations running smoothly and efficiently You have strong leadership skills and are able to work well independently and in team environments You’re tech‑savvy and confident using property management software (OneSite) and Microsoft Office tools Benefits Package Health Benefits: Medical, Vision & Dental Insurance Wellness Benefits: Employee Assistance Program Virtual Doctor Visits Retirement Planning: 401k program with a company match Employer-Paid Life Insurance Paid Time Off – Personal Time, Birthday, Diversity Day, and 8.5 Holidays Paid Parental Leave Rental Discounts Industry Memberships Company Events Volunteer Opportunities Employer-Paid Training & Certifications Employee Referral Program Bonus Opportunities Flaherty & Collins Properties is an Equal Opportunity Employer We celebrate diversity and are committed to creating an inclusive environment for all employees. #J-18808-Ljbffr
