Pay Rate: $35.00+ per hour (depending on experience) + comprehensive benefits
Position Type: Full-Time, On-Site, Year-round
Schedule: Monday–Friday, 40 hours per week (flexibility required for weekends, holidays, and extended hours as needed)

Position Overview
Our client is seeking an experienced Exterior Property Attendant to join a dedicated facilities team supporting an exceptional waterfront estate and multi-property portfolio in Naples, FL. The properties operate with the standards, service expectations, and attention to detail of a five-star luxury resort.

The ideal candidate is highly dependable, service-oriented, and takes pride in maintaining impeccable outdoor environments. This individual will oversee the care, upkeep, and presentation of extensive grounds, landscaping and exterior amenities while working closely with estate staff, vendors, contractors, and the Facilities Manager.

This role requires hands-on experience with high-end residential properties, waterfront estates, landscaping vendors, irrigation systems, native vegetation, and exterior maintenance. The successful candidate will demonstrate discretion, professionalism, strong judgment, and a commitment to maintaining a pristine property environment.

Responsibilities

• Maintain the appearance, cleanliness, and overall presentation of luxury estate grounds, gardens, lawns, and outdoor spaces.
• Coordinate and oversee landscaping, irrigation, tree care, pest control, and specialty service vendors.
• Perform routine inspections of exterior areas, irrigation systems, hardscapes, lighting, fountains, and outdoor amenities.
• Monitor plant health, seasonal landscaping needs, and coordinate necessary treatments or improvements.
• Complete minor exterior repairs, preventative maintenance, and report larger concerns to the Facilities Manager.
• Prepare properties for seasonal weather events, including hurricane preparation and storm cleanup.
• Assist with outdoor events, seasonal décor, property projects, and estate operations as needed.
• Maintain groundskeeping equipment, tools, supplies, and exterior maintenance schedules.
• Travel between multiple Naples-area residences to support consistent property care.
• Maintain strict confidentiality, professionalism, and discretion while providing exceptional service to the estate team.

Qualifications

• Minimum of 5 years of experience in groundskeeping, exterior property care, landscaping, or facilities support for luxury residential, commercial, or hospitality properties.
• Strong knowledge of plant care, irrigation systems, landscaping practices, and exterior maintenance.
• Experience working with landscaping vendors and specialty contractors.
• Ability to identify property concerns and coordinate appropriate solutions.
• Ability to read and follow equipment instructions, safety procedures, policies, and agreements.
• Excellent communication skills in English, both written and verbal.
• Highly organized, dependable, and able to work independently with minimal supervision.
• Strong service mindset with excellent attention to detail.
• Willingness to assist with tasks outside of the primary role when needed.
• Physically capable of lifting 50+ lbs, bending, climbing, and working outdoors in varying weather conditions.
• Flexible availability, including occasional weekends, holidays, and extended hours.
• Valid driver’s license with clear driving record and ability to travel between Naples properties using company vehicle
• Authorized to work legally in the United States.
• Successful completion of a comprehensive background investigation.
