To learn more, visit Job Description The Lead Maintenance Technician is responsible for supporting the day-to-day maintenance and physical operations of a luxury high-rise condominium community. This position serves as a senior member of the maintenance team and provides hands-on technical support, daily coordination, and guidance to Maintenance Technicians while ensuring that the property is maintained to the highest standards of safety, functionality, appearance, and service. The Lead Maintenance Technician performs preventive and corrective maintenance, troubleshoots building systems and equipment, responds to work orders and emergencies, assists with inspections, and coordinates maintenance activities with the Maintenance Supervisor, Property Management, vendors, contractors, and other departments. The ideal candidate will have strong technical knowledge, excellent problem-solving abilities, leadership skills, attention to detail, and a commitment to providing exceptional service within a luxury residential environment. Essential Duties And Responsibilities Daily Maintenance Operations Assist with the daily coordination and prioritization of maintenance activities throughout the property. Provide direction and technical guidance to Maintenance Technicians regarding daily assignments and work priorities. Perform routine, preventive, and corrective maintenance throughout the condominium. Respond promptly to work orders, resident requests, building concerns, and emergency maintenance situations. Inspect common areas, mechanical rooms, amenities, parking areas, service areas, and other property locations for maintenance concerns. Troubleshoot and repair building maintenance issues within the scope of training, experience, licensing, and applicable requirements. Ensure completed work is performed professionally, efficiently, and in accordance with property standards. Assist the Maintenance Supervisor with identifying recurring maintenance issues and developing solutions. Building Systems & Equipment Assist with the operation, inspection, troubleshooting, and maintenance of building systems and equipment. Monitor mechanical rooms and equipment areas for unusual conditions, leaks, noises, temperature concerns, or other potential problems. Perform or assist with maintenance involving HVAC, plumbing, electrical systems, lighting, pumps, motors, doors, locks, fixtures, and other building components. Assist with inspections and basic maintenance of generators, fire/life-safety systems, pool equipment, access-control systems, and other specialized equipment as directed. Identify equipment or system failures and promptly notify the Maintenance Supervisor or Property Management. Coordinate with approved vendors and contractors when specialized repairs or services are required. Assist with contractor access and ensure work areas are properly prepared and secured. Preventive Maintenance Perform assigned preventive maintenance according to established schedules. Assist with developing and maintaining preventive maintenance checklists and schedules. Inspect equipment and building systems regularly to identify potential issues before they become significant problems. Maintain accurate records of inspections, repairs, preventive maintenance, parts used, and outstanding issues. Recommend repairs, replacements, upgrades, or other improvements based on observed conditions. Follow up on outstanding maintenance issues to ensure timely completion. Team Leadership & Support Serve as a senior technical resource and role model for Maintenance Technicians. Provide day-to-day guidance and assistance to maintenance team members. Help assign and coordinate daily work based on property priorities and employee skill levels. Assist in training new Maintenance Technicians on property systems, equipment, procedures, and safety requirements. Demonstrate proper maintenance techniques, equipment operation, and safe work practices. Monitor work quality and provide feedback to the Maintenance Supervisor. Promote teamwork, accountability, professionalism, and a service-oriented culture. Assist the Maintenance Supervisor with evaluating operational needs, staffing requirements, and team performance. Work Orders & Documentation Review and prioritize assigned work orders based on urgency, safety, resident impact, and property needs. Ensure work orders are completed accurately and documented appropriately. Maintain records of repairs, inspections, preventive maintenance, equipment issues, and parts or materials used. Communicate outstanding work orders and unresolved maintenance concerns to the Maintenance Supervisor. Identify trends in work orders that may indicate recurring equipment or building issues. Assist with maintaining equipment manuals, maintenance logs, warranties, and related documentation. Resident & Guest Service Provide professional, courteous, and responsive service to residents and guests. Respond to maintenance requests with a customer-service-oriented approach. Communicate clearly with residents regarding maintenance concerns and expected completion times when appropriate. Respect resident privacy and personal property when entering or working within residential areas. Maintain a professional appearance and demeanor at all times. Minimize disruption to residents and guests while performing maintenance activities. Escalate resident concerns or service issues to Property Management when appropriate. Luxury Property Standards Maintain a high level of attention to detail when performing repairs and maintenance. Ensure completed work areas are left clean, safe, and orderly. Monitor the condition of common areas and report damaged or deteriorated finishes, fixtures, furniture, lighting, doors, flooring, walls, and other property components. Assist with property preparation for resident events, Board meetings, inspections, special projects, and other community activities. Take ownership of the overall appearance, functionality, and condition of assigned areas. Safety & Compliance Follow all company and property safety policies and procedures. Comply with applicable OSHA and federal, state, and local safety requirements. Use appropriate personal protective equipment (PPE) and safe work practices. Properly handle, label, store, and dispose of maintenance materials and chemicals. Maintain appropriate safety signage and barricades when performing work that may create a hazard. Report accidents, injuries, property damage, leaks, electrical hazards, unsafe conditions, and other concerns immediately. Assist with emergency response and building emergencies as directed. Participate in safety meetings, training, inspections, and emergency preparedness activities. Tools, Equipment & Inventory Maintain tools, equipment, supplies, and materials in a clean, organized, and secure condition. Monitor maintenance inventory and communicate supply needs to the Maintenance Supervisor. Assist with receiving, organizing, and storing maintenance materials and equipment. Ensure tools and equipment are used properly and safely. Report damaged, missing, or malfunctioning equipment. Help minimize unnecessary material waste and maintain appropriate inventory levels. Vendor & Contractor Coordination Assist with coordinating approved contractors and service providers. Provide contractors with appropriate access to designated areas. Monitor contractor activities as directed and report concerns to the Maintenance Supervisor or Property Management. Assist with ensuring contractors follow property safety, access, and operational procedures. Help document completed vendor work and identify outstanding items requiring follow-up. Requirements Minimum of 3 years of experience in building maintenance, facilities maintenance, condominium maintenance, hotel engineering, commercial property maintenance, or a related field preferred. Previous experience in a luxury condominium, high-rise, hotel, resort, or upscale residential environment strongly preferred. Demonstrated knowledge of general building systems and maintenance practices. Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, lighting, and general building repairs. Strong troubleshooting and problem-solving skills. Previous experience providing technical guidance or leadership to other maintenance personnel preferred. Ability to read and understand equipment manuals, maintenance instructions, and basic technical documentation. Strong organizational and time-management skills. Excellent communication and customer service skills. Ability to prioritize multiple work orders and respond appropriately to emergencies. Ability to work independently while supporting and coordinating with a maintenance team. Basic computer skills and experience with electronic work-order systems preferred. Preferred Certifications & Technical Skills HVAC/EPA certification preferred. Electrical, plumbing, or other relevant trade certification preferred. Pool maintenance experience or certification preferred. CPR/AED and First Aid certification preferred. Experience with building automation systems (BAS/BMS) preferred. Experience with generators, pumps, chillers, boilers, or other commercial building equipment is a plus. Experience with access-control, CCTV, fire/life-safety, or other building technology is a plus. Physical Requirements Ability to stand and walk for extended periods. Ability to bend, stoop, kneel, climb, reach, push, and pull as required. Ability to lift and carry tools, equipment, supplies, and materials. Ability to safely climb ladders and access mechanical and equipment areas. Ability to work in mechanical rooms, garages, outdoor areas, and other property locations. Ability to work in varying temperatures and weather conditions when required. Ability to respond quickly to emergency maintenance situations. Additional Responsibilities Assist the Maintenance Supervisor and Property Management with special projects and capital improvement projects. Participate in property inspections and maintenance assessments. Assist with emergency response and after-hours maintenance needs as assigned. Assist with preventive maintenance planning and implementation. Coordinate with Security, Housekeeping, Property Management, vendors, and other departments as needed.
