Maintenance Director

Maintenance Director Location: HallKeen, Berlin, New Hampshire, United States About this position HallKeen Management has an opening for an experienced and motivated Maintenance Director to oversee all maintenance responsibilities for a 120‑unit Project Based Section 8 property located in Berlin, NH. Responsibilities Manage the maintenance budget and preventive maintenance schedule Ensure turnover time requirements are met Review vendor contracts, obtain competitive bids, and oversee vendor work on site Prepare property for HUD, state, and other regulatory inspections Participate in on‑call emergency rotation after hours and weekends Supervise Maintenance Technicians and handle daily service requests Turn over apartments for occupancy, maintain or replace appliances, fixtures, switches Work with contractors, perform corrective and preventive maintenance, and inspect apartments, buildings and grounds Maintain smoke detectors, circuit breakers, outlets, paint apartments, change window screens and glass, perform cosmetic repairs in apartments and common areas, snow removal, inventories Collaborate with PM on maintenance budgeting and use safety attire/equipment as required Perform other duties as needed Qualifications 5 years of property maintenance experience Previous supervisory experience overseeing staff Strong organizational and multi‑tasking skills Results‑driven, ability to work within a budget Working knowledge of OSHA, grounds maintenance, plumbing, heating, electrical systems Experience using residential maintenance software, Microsoft Word, Excel, and email communication Benefits Full‑time position offers competitive benefits including Medical, Dental, Vision, Health FSA, Dependent Care FSA, Short‑Term Disability, Long‑Term Disability, Life Insurance, Home and Auto Discount, Vendor Discount, 401(k) with matching, Accrued Vacation, Sick and Personal time, Paid Holidays. #J-18808-Ljbffr HallKeen
