Responsibilities General Responsibilities Leasing storage units, selling merchandise, providing customer service, and achieving occupancy and income goals. Ensuring the facility is properly maintained. Operating and maintaining the self‑storage property in strict compliance with Self Storage USA Policies and Procedures. Essential Job Functions Consulting Provide customers with advice and direction on how to store and pack their belongings in their storage unit. Assist customers in determining the needed storage unit size by assessing their needs and reviewing available storage size options. Ask customers if they need to purchase locks, boxes, and moving supplies. Promote the 24‑hour access when selling storage. Leasing Answer the telephone in a professional and courteous manner, with the objective of closing the sale and properly documenting calls. Instruct potential tenants about the self‑storage process, rules and regulations of the facility, and tips for storing their goods. Prepare and fully execute all documents associated with leasing a storage unit. Maintain tenant files (Leases, Customer Information, Rule Sheet, Insurance Addendum, letters, etc.). Collections Place follow‑up telephone calls per Collection Worksheet. Document all communication (written or verbal) with past‑due tenants. Maintenance Maintain the facility and supervise landscaping contractors. Prepare self‑storage units for leasing and conduct overall site cleaning, including the dumpster area, fence lines, and aisles. Conduct daily physical site inspections of the self‑storage facility and ensure a walk‑through is performed, documented, and filed. Report incidents to the Property Manager (damage to buildings, reported break‑ins, etc.). Qualifications At least 2 years of Self Storage business experience and truck rentals. At least 5 years of customer service experience. Computer knowledge, Microsoft Excel and Word.
