Accounts Payable Specialist

We are seeking a highly organized, quick-learning AP Specialist to manage the daily financial operations of our residential rental communities. In this role, you will oversee the day-to-day accounting functions for a dedicated portfolio of 8 to 12 properties (totaling roughly 2,500 units) while supporting overall corporate financial operations.

• Accounts Payable & Receivable: Oversee and execute timely property invoice payments and process incoming accounts receivable.

• Reconciliations & Journal Entries: Handle routine bank reconciliations, complete month-end financial reconciliations, and input necessary journal entries.

• Financial Reporting & Analysis: Review monthly expenses, financial statements, and vital property reports (including gross potential rent, miscellaneous income, and expense distributions).

• Ledger & Tax Management: Manage resident deposit reconciliations, assist site teams with ledger adjustments, record bad debt write-offs, and ensure timely payment of real estate and personal property taxes.

• Data Review: Audit scheduled charges, upcoming lease expirations, and historical resident deposit reports, following up on discrepancies as needed.

• Reserves & Software Mastery: Account for replacement reserves and develop an advanced proficiency in our property management software ( Entrata Core ), serving as a resource to train site staff.

• Special Projects: Assist senior accounting leadership, ownership/investors, and property management teams with ad-hoc projects and other duties as assigned.
