Director, Development

Job Summary Director, Development at Greystar will source and manage the pipeline of development pursuits for the assigned region from cradle-to-grave. The role will manage all activities related to new development projects to achieve established financial and growth targets, including land acquisition due diligence, underwriting, transaction closing, and coordination of third‑party consultants through design and construction. This position is based in Sacramento, CA. Responsibilities Conduct due diligence on land opportunities and develop documentation and recommendations on key findings affecting financial performance. Prepare detailed investment memorandums, financial models, pro‑forma statements, and cost budgets for submission to the Investment Committee. Support negotiation of sale and purchase agreements, LOIs, PSAs, and ensure compliance with venture and loan documents. Establish pre‑construction schedules and review and resolve geotechnical, environmental, and land‑use matters. Lead third‑party relationships to complete project design concepts and building plans in accordance with the approved scope of work. Coordinate modifications during final pricing to ensure they are incorporated in construction documents. Review and approve all soft‑cost expenses and ensure consultant work aligns with the project budget. Manage the detailed development budget, making FF&E selections and approving fitness center, pool, and FF&E budgets. Coordinate with consultants, permit expediters, and construction teams to meet all municipal requirements and jurisdictional permits. Administer the Development and Construction Status Report (DCSR) process, monitoring progress and identifying critical timelines, issues, and potential risks. Represent ownership on day‑to‑day project management activities, including OAC meetings, jobsite visits, mock‑ups, and FF&E installs. Review monthly draws, ensure projects stay on budget, and identify potential savings or overages. Maintain relationships with equity partners, executive teams, and key business leaders to provide status updates and resolve issues. Provide recommendations to equity partners for improvements or upgrades based on market comparables and design. Collaborate with property management and operations teams on final budgeting, design plans, and preleasing activity. Develop and maintain relationships with local market brokers, institutional partners, lenders, and other stakeholders. Supervise the development production team, leading performance management, coaching, and annual evaluations. Qualifications Minimum 5 years of experience in real estate development, overseeing projects from conception through completion. Bachelor’s degree required in Finance, Business, Real Estate, Economics, Construction, Architecture, or a related field; Master’s preferred. Strong verbal and written communication skills with excellent interpersonal abilities. Proficient in real‑estate underwriting and finance concepts, with strong analytical and quantitative skills. Experience managing local community and political relations within the assigned region. Demonstrated ability to lead teams, define vision, and foster a customer‑centric culture. Salary and Benefits Salary range: $170,000 – $200,000, depending on experience and location. Additional compensation may include quarterly or annual bonus programs for corporate positions and weekly, monthly, or quarterly bonuses for onsite property positions.
