Unit Turn & Maintenance Specialist The Residences at Thomas Circle, a senior living community located in the heart of Washington, DC, is seeking a skilled and dependable Unit Turn & Maintenance Specialist to support our community operations. Serving a high-demand, higher-end resident population, this role plays a critical part in ensuring apartments are prepared to a high standard and ready for timely move-ins. The primary focus of this position is completing efficient, high-quality unit turns following resident move-outs. When not engaged in unit preparation, this individual will support the maintenance team with general work orders and building needs. We’re looking for someone who takes pride in their work and understands that both speed and quality matter. The right candidate will be proactive, solution-oriented, and able to consistently deliver apartments that meet the expectations of a high-demand, resident-focused environment. This role requires attention to detail, sound judgment, and the ability to make smart, cost-effective decisions without cutting corners. A strong sense of ownership and accountability is essential, as is the ability to work efficiently while maintaining a high standard of finish. Key Responsibilities Assess apartments following move-out and determine scope of work needed to prepare for new residents Complete full unit turns, including but not limited to: Painting, Drywall repair, Flooring repair and installation, Basic cabinetry work, Appliance installation and troubleshooting Ensure apartments are move-in ready within a 72-hour turnaround whenever possible (barring major repairs) Maintain a high standard of finish appropriate for a well-maintained, higher-end senior living community Identify and recommend cost-effective solutions while maintaining quality standards Collaborate with ownership and leadership prior to implementing any major repairs, upgrades, or changes to unit scope Work within established budgets and make thoughtful decisions to balance cost, quality, and turnaround time Collaborate closely with Sales & Marketing to prioritize and meet move-in timelines Work in coordination with Maintenance and Housekeeping teams to ensure units are fully prepared Communicate clearly regarding unit readiness, timelines, and any delays or concerns Assist with general maintenance work orders and building needs as required Qualifications Minimum of 3–5 years of hands‑on experience in apartment, residential, or building maintenance Demonstrated experience completing full unit turns independently Strong working knowledge of painting, drywall repair, flooring installation/repair, basic carpentry and cabinetry, appliance installation and troubleshooting Ability to assess units and determine appropriate scope of work Highly organized, resourceful, and able to prioritize tasks effectively Strong communication and teamwork skills Ability to work efficiently under time-sensitive deadlines Education & Certifications High school diploma or equivalent required Trade school or vocational training in a related field preferred Relevant certifications (e.g., HVAC, electrical, plumbing) are a plus but not required Additional Requirements Ability to lift, carry, and move materials as needed (up to 50 lbs) Ability to stand, walk, bend, and perform physical tasks for extended periods Availability to work a flexible schedule as needed to support operations Reliable and dependable with a strong sense of accountability #J-18808-Ljbffr Thomas Circle Living LLC
