Land Development Manager

Job Description Summary As a Land Development Manager working for Taylor Morrison you will be responsible for effectively and efficiently coordinating the development of company-owned property to achieve business plans and financial objectives. You will create and manage land development budgets, monitor work, and actively track invoices, while understanding all components of the land development processes and the timing/sequencing of all phases. Your role includes ensuring the company’s ability to deliver lots on time and playing an integral part in the planning process for the jurisdictions in which the company operates, anticipating all possible requirements necessary to secure building permits and satisfying jurisdictional design-related components. Responsibilities Conceptual Plan, Preliminary Plat, Final Plat Obtain approval of subdivision, development and reimbursement agreements, common area landscape plan, and conditional use or temporary permits as required Direct civil engineer on improvement plan issues, final plat development issues, and schedules; coordinate with dry utility companies for plan preparation, service agreements, easement dedications, and schedule Prepare trade-specific scopes of work, bid packages, and construction contracts; evaluate and quantify bid results by trade Schedule and attend all pre-construction and onsite progress meetings; coordinate wetland mitigation work Manage day-to-day operations of general contractor and all other trades, including scheduling appropriate vendors/subcontractors to meet project schedule Direct all trades on conflicts to achieve resolution; inspect improvements to ensure compliance with plans; implement erosion control and maintenance measures Coordinate start of home construction with contractors and agencies; communicate with other Land staff, Sales, and Construction as appropriate; lead new community opening meetings Create subdivision punch lists (initial and one-year), coordinate and communicate with HOA and CDDs, and prepare affordable housing program and sales disclosures if required Prepare and manage land development budgets; monitor work; track invoices; comply with all agency requirements and company policies Perform additional duties as assigned Qualifications 3 years combined experience in the Home Building Industry Bachelor’s degree in Business, Accounting, Civil Engineering, Planning, or Construction Management Strong business acumen, customer focus, and ability to develop direct reports and others Drive for results, priority setting, and self-knowledge Attention to detail; ability to anticipate obstacles and propose solutions Strong work ethic, commitment to implementation and execution, and action-oriented mindset Excellent writing, public speaking, presentation, and negotiating skills Ability to read improvement plans, formulate budgets, and understand accounting principles Proficiency with computer systems and project management tools; ability to multi‑task effectively FLSA Status Exempt Physical Demands Remain in a stationary position 50% of the time Frequently lift and/or move up to 10 pounds and occasionally up to 25 pounds Benefits of Working With Taylor Morrison Competitive Compensation Health Care – Medical/Dental/Vision/Prescription Drug Coverage 401(k) with Company Matching Contributions Flexible Spending Accounts Disability Programs Employee & Dependent Life Insurance Vacation & Company Holidays Tuition Reimbursement Employee Home Purchase Rebate Program Home Mortgage Program Employee Assistance Program (EAP) #J-18808-Ljbffr
