Senior Civil Project Manager - Land Development

We are seeking a Senior Project Manager to join our growing civil engineering team. This leadership position is ideal for a licensed Professional Engineer with extensive experience managing residential land development projects in Raleigh-Durham, NC.
The successful candidate will lead project teams, oversee technical design and permitting efforts, manage client relationships, and mentor engineering staff while delivering high-quality residential developments across the state.

The successful candidate will lead project teams, oversee technical design and permitting efforts, manage client relationships, and mentor engineering staff while delivering high-quality residential developments across the state.
Responsibilities
- Manage residential subdivision and mixed-use land development projects from due diligence through construction.
- Serve as the primary point of contact for developers, homebuilders, municipalities, and regulatory agencies.
- Lead project planning, scheduling, budgeting, staffing, and quality control.
- Oversee preparation and review of:
- Site grading plans
- Stormwater management and SCM design
- Utility design (water and sewer)
- Roadway and pavement design
- Erosion and sediment control plans
- Construction documents and technical reports
- Coordinate permitting with North Carolina agencies and local municipalities.
- Ensure projects comply with North Carolina Department of Environmental Quality (NCDEQ), municipal, and county regulations.
- Mentor project managers, engineers, and technical staff while fostering a collaborative team environment.
- Support business development by preparing proposals, attending client meetings, and identifying new project opportunities.
- Manage project financial performance, including budgets, profitability, and resource allocation.
Qualifications
Required
- Bachelor's degree in Civil Engineering from an accredited institution.
- Active North Carolina Professional Engineer (PE) license
- Minimum of 10 years of progressive civil engineering experience focused on residential land development.
- Proven experience managing multiple projects simultaneously.
- Strong knowledge of North Carolina land development regulations, permitting processes, and municipal design standards.
- Proficiency in AutoCAD Civil 3D.
- Excellent communication, leadership, and client management skills.
- Experience working with residential developers and national homebuilders.
Preferred
- Familiarity with NCDEQ stormwater permitting, NPDES regulations, and local Unified Development Ordinances (UDOs).
- Experience in the Triangle, Charlotte Metro, Triad, or Coastal North Carolina development markets.
- Existing relationships with municipalities, counties, and private developers throughout North Carolina.
- Experience leading teams of engineers, designers, and project managers.
