Assistant Property Manager

Job Description

We have an outstanding career opportunity for a contract to hire position for a Commercial Assistant Property Manager to join a leading Company located in the Washington, DC surrounding area.

Salary: $90,000/ + Bonus

\n

\n

Job Responsibilities:

\n

\n
• Accounting responsibilities include all accounts receivable and accounts payable on MRI system; assist in preparing and implementing annual budget and business plan; complete all monthly reports to accounting department by deadline and assist with various reports to owners; lease administration; organize lease filing system; service contract administration
\n
• Supervise, Tenant Coordinator
\n
• Assist in investigating tenant delinquencies by contacting the tenant in order to ensure prompt payment
\n
• Facilitates weekly meeting with architects, construction contractors, and tenants to oversee tenant space buildouts/improvements
\n
• Monitor the performance of contractors working on the property daily in order to ensure adherence to work orders and the budgets
\n
• Request and review the required insurance certificates in order to ensure adequate coverage in accordance with the contracts in place for work being performed
\n
• Maintain excellent tenant relations by making regular rounds of the property and visiting with tenants to learn of their satisfaction or concerns with the property
\n
• Provide walking tours of vacant building space, as requested, to prospective tenants in order to obtain new leases
\n
• Review property expense invoices as needed for accuracy and facilitates preparation and manager approval of vouchers in order to facilitate prompt payment by the corporate accounting department
\n
• Assist in preparing the annual budget for the property by gathering expense information throughout the year and calculating future expenses based on this historical information
\n
• Prepare monthly property financial reports (such as AR summary, accruals, variance) for corporate office and property manager to review
\n
• Assist in checking tenant billing worksheets in order to verify accuracy of the billings sent from accounting
\n
• Indirectly supervise all building contractors working on the property and directly supervises all personnel in managers absence
\n
• Daily responsibilities include responding to tenant requests, monitoring work order system, updating building webpage
\n

Basic Hiring Criteria:

\n

\n
• A minimum of 3 years commercial property management experience
\n
• A high school diploma required
\n
• A valid driver's license is required
\n
• Must work well with others and interact positively with customers and possess excellent verbal and written communication skills
\n
• AP/AR experience - posting cash, bills
\n
• COI Tracking and contract handling
\n
• Must be detail-oriented, well organized and can manage time and multiple projects efficiently to achieve the required results
\n
• Proficient use of Microsoft Office suite (including Word, Excel, PowerPoint, and Outlook)
\n
• Property management software, web-based software systems, and electronic file organization in a shared server environment is required
\n

Desired Qualifications:

• Bachelor's degree is preferred
\n
• 4 years of years commercial property management experience
\n
