Project Development Manager

This opportunity is for a Project Development Manager in the Los Angeles area, focused on pre-construction activities and design coordination for K-12 educational facilities, supporting one of the largest school bond programs in the country with the Los Angeles Unified School District. Responsibilities Plan and coordinate pre-construction activities for the building of new schools and modernization projects. Own the scope, schedule, and budget and drive the overall success of multiple projects. Resolve complex planning, design, and construction project-related issues, disputes, and disagreements. Develop, assign, and monitor the performance of Assistant Facility Development Managers (AFDM), Design Managers (DM) and design professionals. Report on project budget, schedule, and issues; provide information and analysis to Departmental, Branch and Board representatives. Review status and progress of development, design, and construction relative to submittal schedules. Assess status, progress, and potential across all development phases of projects. Coordinate with utility and government agency representatives to obtain timely action on successive phases of project completion. Assist project team staff with A/E contracts, bid and contract planning; review and verify Design Professional contract scope, fees, and applications for payment; manage overall fiscal aspects of multiple projects. Provide functional direction over project schedules, cost control, dispute resolution, contract administration, and quality control. Coordinate project activities, requirements, and schedules with other District branches and departments (e.g., Office of Environmental Health and Safety, Design and A/E Technical Support, Project Execution, Facilities Contract Administration, Inspection Unit, Maintenance and Operations, local Educational Service Centers, and site personnel). Develop and recommend internal policies and procedures. Perform other duties as assigned. Qualifications and Experience Experience with scoping and planning of new construction and/or modernization projects. Experience with the Division of the State Architect (DSA) construction/design processes. Experience with LEED and/or Collaborative for High Performing Schools (CHPS) projects. Experience with major facilities development (CEQA, agency approvals, coordination with City and County agencies). Experience with both project delivery and procurement methods for public projects. Experience with community engagement processes and strong oral and written communication skills. Experience utilizing Building Information Modeling (BIM). Experience in formal construction partnering; manage and monitor team members’ activity in alignment with organizational goals; provide feedback to senior leaders and communicate organizational direction to team members. Education and Credentials Bachelor's degree in Architecture, Engineering, or Construction Management from an accredited college or university. Ten (10) years of full-time paid-professional experience managing the planning, design, construction, and coordination of capital projects. Preferred Certifications Architect (California State Architectural Board) or Professional Engineer (State Board for Professional Engineers and Land Surveyors) or Construction Manager Certification Institute (CMCI) CCM; or LEED Professional Accreditation. Compensation and Benefits The salary range for this full-time role is $132,800.00–$185,933.36 per year. Ranges are determined based on position, geography, client and industry experience and level. This range reflects base salary only and not the total compensation package.
