About the opportunity We are seeking a Facilities Manager for our Rye Campus, located at 601 Midland Avenue, responsible for the safe, compliant, and efficient operation of all building systems and critical infrastructure, including blood collection, testing, manufacturing, distribution, labs, storage, warehouse, and offices. What you will accomplish The Facilities Manager will ensure the continuity of critical operations through oversight of temperature monitoring systems, facility utilities, equipment performance, and environmental controls across GMP, GTP, and laboratory spaces. The manager will work cross‑functionally with Facilities, IT, Corporate Security, Quality, BLO, Research (LFKRI), Comprehensive Cell Solutions (CCS), and EHS teams to maintain operational excellence in a regulated environment. Facility Operations & Infrastructure Management Manage the daily operations of all physical plant systems including HVAC, electrical, plumbing, mechanical, structural and life‑safety elements of the facility. Oversee facility operations in blood manufacturing, research and clinical labs, and office environments, ensuring all systems support their specific functional and regulatory requirements. Supervise maintenance and custodial staff, contractors, and vendors to ensure work is performed according to NYBC standards and regulatory compliance. Lead facilities inspections and preventive maintenance programs for all building systems, including clean utilities and backup power. Supervision of 2 direct reports and 20 total employees. Supervises, trains, mentors and develops assigned staff. Conduct quarterly employee evaluations and annual reviews of direct reports and secondary staff. Exemplify Customer Service Mission and Core Values and provide consistent application of NYBCe policies and procedures to ensure a productive and supportive work environment. Implement, and manage a work order system. Oversee the timely completion of all work order tickets. Regularly produce reports associated with work order completion. Maintain inventory of all Rye assets and the regular maintenance of the equipment. Create a preventive/predictive maintenance schedule of all Rye assets for in‑house staff as well as third‑party vendors. Inspect the completed work of assigned staff. Biweekly time‑card management and PTO scheduling. Approve work completed in Rye through Oracle. Review and approve orders for all supplies and equipment. Lead regular Rye staff team meetings. Organize and manage the mailroom to ensure all mail gets delivered timely. Coordinate and manage the logistics of building space events. Daily tours of the facility, follow up on ongoing projects and regularly interface with staff of different departments in Rye facility. Knowledge of building controls systems. Temperature Monitoring & Critical Systems Oversight Maintain oversight of temperature and environmental monitoring systems (e.g., Rees, Isensix, or similar) for all critical equipment and spaces including: Low‑temperature refrigeration units (e.g., ultra‑low freezers at –80°C, cryogenic storage, LN₂ tanks, –30‑degree boxes, +4‑degree boxes) Blood storage refrigerators and plasma freezers Incubators, cleanrooms, and classified manufacturing environments Ensure 24/7 temperature monitoring, alarm response protocols, and escalation procedures are in place and functioning. Validate and calibrate monitoring systems per quality standards and maintain accurate documentation. Respond to and investigate all temperature excursions and ensure timely corrective actions to protect critical inventory. Maintain inventory of temperature monitoring equipment. Regulatory Compliance & Quality Support Ensure all facility and utility operations support compliance with FDA, CLIA, GxP, GTP, GMP, CAP, DOH, OSHA, and CDC/NIH biosafety standards. Serve as a key point of contact for facility‑related matters during regulatory inspections, internal audits, and third‑party reviews. Participate in CAPAs, change control, deviation investigations, and root‑cause analyses related to facility and environmental systems. Maintain and enforce SOPs, preventive maintenance records, and system validation documentation related to facility and environmental control. Support safety programs including chemical hygiene, biosafety, hazardous materials handling, training of facilities staff in coordination with EHS. Laboratory & Manufacturing Facility Support Support cleanroom and classified area maintenance, including HVAC performance, differential pressure, air change rates, and cleanliness levels (ISO 7/8 or equivalent). Coordinate repairs, shutdowns, and system validations to minimize disruption to manufacturing, research, and laboratory operations. Collaborate with Manufacturing and Quality teams to ensure facility readiness and compliance with blood processing and component manufacturing standards. Emergency Preparedness & Safety Maintain and test building backup power systems (generators, UPS), fire protection, and emergency response systems. Implement site‑specific emergency response procedures and participate in drills. Experience and qualifications for success Education High School or Trade School degree. Experience Minimum 5‑7 years of facilities management experience in a regulated environment, preferably including blood or biologics manufacturing, GMP labs, or clinical research operations. Proven experience managing building systems and laboratory infrastructure (HVAC, clean utilities, monitoring systems). Excellent organizational, problem‑solving, and leadership skills with strong attention to detail. Ability to work collaboratively across departments and respond effectively to facility‑related emergencies. Licenses / Certification Valid Driver's License with a clean driving record. Knowledge Knowledge of mechanical terms used in general contracting. Use of Microsoft Office suite products. Knowledge of regulatory requirements within jurisdiction. Knowledge of building management system software systems and integrated workplace management systems. Skills Cultural competency and the ability to communicate effectively in a culturally sensitive manner with both individuals and groups from diverse backgrounds. Attention to detail in all work processes. Abilities Ability to communicate clearly, both in writing and verbally, to others and in one‑to‑one interactions. Ability to interact with customers one to one or in large groups. Excellent oral, written and presentation skills are mandatory. Ability to work independently with remote supervision. Familiarity with contractual language and forms. Ability to anticipate supply and maintenance needs. Ability to use computers and communicate, track and record materials, purchasing activities and to monitor building systems. Ability to read and interpret blueprints. Any combination of education, training and experience equivalent to the requirements above that has supplied the necessary knowledge, skills, and experience to perform the essential functions of the job. For applicants who will perform this position in New York City or Westchester County, the proposed annual salary is $125,000.00 p/yr. to $135,000.00 p/yr.
