The Role
We are hiring a Property Manager to support our Chicago property management team across a multi-building commercial and mixed-use portfolio. You will be the day-to-day first point of contact for tenants, vendors, and on-the-ground operational issues. You will work closely with the Asset Manager on operational and tenant matters and own the high-volume, high-touch operating work that keeps the portfolio running smoothly.
This is a strong fit for a Property Manager ready to step into a portfolio with high-profile retail tenants, or a residential property manager looking to move into commercial real estate.
Key Responsibilities
· Serve as a primary point of contact for day-to-day property operations, coordinating between tenants, vendors, and internal teams.
· Investigate and resolve tenant issues, communicate property policies and procedures, and verify lease compliance.
· Conduct regular property visits and inspections to identify maintenance, capital, and cosmetic items and verify tenant compliance.
· Coordinate the daily activities of maintenance staff and vendors to keep common areas, parking lots, landscaping, and vacant spaces in first-class condition.
· Review and code property invoices in Yardi; authorize vendor agreements and purchases consistent with the approved operating budget.
· Prepare annual operating budgets for assigned properties.
· Run monthly tenant billing from Yardi, follow up on past-due balances, and review aging detail.
· Distribute annual CAM and operating-expense reconciliation statements to tenants.
· Track tenant sales reporting and certificate of insurance compliance.
· Manage the annual vendor bidding process and oversee service contract renewals (landscape, snow, janitorial, security, life-safety).
· Track inspection dates and contract for annual inspections of life-safety systems, roofs, elevators, and other major building systems.
· Monitor utility consumption and billing.
· Prepare property-level reporting (vacancy condition, accounts receivable, monthly variance, ad hoc).
· Assist with tenant build-outs and coordinate move-in / move-out logistics.
· Respond to after-hours tenant emergencies in coordination with the maintenance team.
· Perform other related duties as assigned, including compliance with ownership standard operating procedures (SOPs) and directives.
Required Qualifications
· Three to six years of experience managing or assisting with property management for commercial, mixed-use, or residential real estate.
· Bachelor's degree or equivalent experience.
· Valid Illinois driver's license and a reliable personal vehicle for daily travel between properties.
· Proficient in Microsoft Office, including Word and Excel.
· Proficient in property-management accounting software (Yardi preferred; MRI or comparable platform acceptable), including running rent rolls, aged receivables, GL detail, and budget variance reporting.
· Working understanding of commercial leases, lease abstraction, and basic accounting principles.
· Strong written and verbal communication skills and a high attention to detail.
· Self-starter able to work independently and manage competing priorities.
Preferred Qualifications
· Prior commercial real estate experience (retail, office, or mixed-use).
· City of Chicago resident.
