Role and Responsibilities RowCal Community Managers are responsible for the overall management and oversight of a portfolio of community associations. At RowCal, the Community Manager is not tasked with all the coordination and execution of all services needed by the community but will act as a liaison between the association board and RowCal's supporting divisions or third‑party ancillary service providers. At RowCal, we view the Community Manager as the association's \"relationship manager\". Financial Operations Budgeting:Assist the board in drafting and executing the annual operating and reserve budgets. Assessments:Manage the billing, collection, and deposit of community dues and fees. Accounts & Reports:Process vendor invoices, prepare financial statements, and coordinate with accountants for audits.[1,2,3,4] Building/Facilities Maintenance and Upkeep Inspections:Conduct routine property walkthroughs to identify maintenance needs, safety hazards, and landscaping issues. Vendor Management:Solicit bids, draft Requests for Proposals (RFPs), and supervise contractors and repair crews. Project Oversight:Manage capital improvement projects and ensure common amenities (pools, clubhouses) are kept in top condition.[1,2,3,4] Governance & Administration Rule Enforcement:Ensure homeowners comply with the communitys Covenants, Conditions, and Restrictions (CC&Rs). Above average grasp of Chapter 209 of the Texas Property Code Meetings:Organize and attend board meetings, committee meetings, and annual membership meetings, including preparing agendas and taking minutes. Record Keeping:Maintain membership rosters, architectural review requests (ARCs), and official association documents.[1,2,3,4] Resident Relations Communication:Act as the primary liaison between the board of directors, homeowners, and vendors. Dispute Resolution:Handle resident complaints, answer inquiries regarding community guidelines, and mediate disputes.[1,2] Requirements/Skills Licensing/Certification:CMCA/AMS certifications required (or working towards certification), PCAM preferred Financial Literacy:Strong working knowledge of budgeting, reserve studies, and double-entry bookkeeping. Soft Skills:Exceptional conflict resolution, organization, and public speaking skills. Pay Range The estimated starting pay range for this role is $90,000 - $120,000 per year. This good faith estimate is based upon RowCal's typical starting pay range for this role. Actual pay range depends on many factors including each employee's qualifications and market conditions and is subject to change.
