Maintenance Technician

Job Details Location: Gig Harbor, WA Position: Full Time (30+ hours per week) Salary: $25.00–$42.00 per hour Shift: Day Category: General Labor Benefits Competitive compensation ranging from $25 to $42 per hour; starting rate $33.00–$38.00 based on experience and skills. Comprehensive benefits: Medical and Dental Plan after 60 days of employment; $650 monthly contribution to medical benefits. Paid time off: 120 hours of PTO for 40‑hour week employees in the first year; prorated based on hours worked. Eight full-day and two half-day paid holidays. Summary The Maintenance Technician is responsible for inspecting, repairing, and ensuring the smooth operation of machinery, equipment, and facilities within the properties we manage. This role plays a critical role in preventive maintenance, troubleshooting issues, and contributing to overall safety and functionality of the work environment, supporting the Maintenance Lead. Responsibilities Perform work that produces clean, safe, and attractive common areas, including pools, laundries, clubhouse, parking lots, etc. Inspect all common areas and building systems continually. Manage inventory and maintain shop, work areas, and storage areas. Respond to service requests within 24 hours. Review work by vendors. Maintain time, work orders, and inspection records. Perform all work in vacant apartments to prepare for new tenants as scheduled. Paint and perform repairs to masonry, woodwork, and furnishings of buildings. Perform maintenance on electric appliances and indoor plumbing. Provide general upkeep of buildings such as painting, pressure washing, and trash pick-up. Conduct all work in compliance with OSHA and with Equal Housing Authority and Fair Housing Laws; report deficiencies to Community Manager. Order Community Manager approved parts to repair community from approved vendors. Ensure all shop areas are secure, neat, and organized at all times; inspect and organize regularly. Keep informed on all work safety issues including OSHA guidelines. Monitor building systems with particular attention to electrical and fire safety; report unsafe areas to On-site Manager and Property Supervisor immediately. Perform other duties as assigned. Supervisory Responsibilities This position has no supervisory responsibilities. Qualifications Ability to perform each essential duty satisfactorily. Must provide own tools and operate a variety of hand and power tools. Valid WA Driver’s License and ability to meet company’s vehicle insurance requirements ($300,000 liability and ability to add Reeder Management as an interested party). Driving required up to 50% of the time for supply runs and driving between buildings. Ability to work indoor and outdoor, exposed to outside weather conditions throughout the day, climb a ladder, stoop, kneel, crouch, crawl, push, pull, and carry materials weighing up to 50 lbs. Schedule: 8:00 a.m. to 5:00 p.m., Monday through Friday; schedule and location may vary including weekends and possible on-call emergencies.
