FACILITIES MAINTENANCE ASSOCIATE

Job purpose

Responsible for interacting with suppliers, service technicians and contractors. Processing and coding invoices. Performing routine maintenance tasks throughout the building and grounds. The individual will assist in maintaining a physical environment that is safe, clean, and comfortable for all TWI employees performing a variety of technical tasks relative to facility maintenance, housekeeping and safety. Duties and responsibilities Perform daily walkthrough of parking lots for trash & safety concerns. Respond to safety/emergency or maintenance issues, prioritize as needed ensuring minimal disruption to operations. Perform preventative maintenance and minor repairs to the building and equipment, including, but not limited to plumbing, patching and painting walls, hanging pictures, shelves, cleaning roof drains, etc. Set up and organize new hires/office moves. Set up and tear down chairs, tables, and equipment for meetings, trainings and company functions. Assist with scheduling and overseeing service calls with contractors, including regular scheduled maintenance and emergency repairs (HVAC, plumbing, electrical, lift trucks etc.) Admin duties to include, but not limited to, supporting facilities record keeping. Manage all supply inventory (i.e., cleaning, coffee, office, etc.), keep weekly tracker and reorder to minimum required levels and as needed. Organize, keep clean and orderly all maintenance and common areas, including but not limited to property parking lot, lobbies, supply closets, copy centers, warehouse mezzanine, kitchen cabinets and break areas, etc. Responsible for regular maintenance of all coffee machines and breakroom appliances. Sort daily mail and place it in appropriate mailboxes. Assist with essential porter/Janitor tasks as needed. Assist in various ad hoc duties and projects as directed by the Sr. Facilities Manager. Qualifications High School diploma or equivalent required; Associate degree preferred. Must be able to work independently and be motivated to come up with efficiency and improvement ideas. Basic Computer skills, including Microsoft Office experience. Basic Microsoft Excel experience required. Strong maintenance and repair experience required, commercial facilities experience preferred. Exceptional organizational skills with the ability to prioritize and work in a fast-paced environment. Detail-oriented with a focus on safety. OSHA Certification a plus. Ability to communicate with all levels of management both written and verbally. Ability to follow clear instructions and ask questions as needed. Must be able to utilize a ladder for work purposes and lift up to 50lbs. Working conditions This position will require working around various areas of the TWI premises both in the building and around the grounds. Regularly required to stand, bend, reach and move about the facility. Physical requirements While performing the functions of this job, the employee is occasionally required to lift/carry materials (up to 50 pounds). What do we offer? Exact salary depends on several factors such as experience, skills, education, budget, and location.
