We're looking for a dependable, detail-oriented, and customer-focused Property Readiness Specialist (PRS) / Guest Services Specialist to join our Operations Team.

Typical Schedule: 9:00 AM to 5:00 PM on scheduled workdays. Team members work a flexible five-day schedule that includes weekend availability (Saturday and Sunday) and some holidays based on business needs.

This position offers an excellent opportunity to grow into broader operations, guest services, or leadership roles as Lilmar Vacations continues to expand.

Position Overview

The Property Readiness Specialist (PRS) ensures every vacation rental home is guest-ready while supporting our Guest Services team throughout the week. This dynamic position combines property inspections, quality assurance, guest communication, and operational support.

Successful candidates enjoy variety in their work. Some days will be spent inspecting and preparing vacation homes throughout St. Simons Island, while other times you'll assist guests from our office by phone, email, and text. The ability to adapt, stay organized, and provide exceptional service, whether in the field or at your desk, is key to success in this role.

Every day brings new opportunities to solve problems, support teammates, and ensure guests have an exceptional experience from arrival to departure.

Because weekends are our busiest arrival and departure days, this position requires flexibility and availability to work Saturdays and Sundays as part of a full-time schedule.

A Typical Day

Every day is different, but your day may include:

• Inspecting vacation homes before guest arrivals
• Communicating with housekeeping teams to ensure homes are guest-ready
• Restocking guest supplies and amenities
• Assisting guests by phone, email, or text
• Troubleshooting minor property issues or coordinating with maintenance when needed
• Preparing homes for same-day arrivals
• Supporting weekend operations and special projects
• Helping create exceptional vacation experiences for every guest

Primary Responsibilities

Property Readiness

• Conduct detailed inspections of vacation rental homes before guest arrivals
• Verify cleanliness, presentation, and overall property readiness
• Confirm WiFi, televisions, HVAC systems, appliances, lighting, and home amenities are functioning properly
• Inspect pools, outdoor living spaces, and safety items
• Perform light property touch-ups including replacing light bulbs, resetting décor, and restocking guest supplies
• Identify and document maintenance concerns using company software
• Coordinate with housekeeping and maintenance teams to resolve issues before guest arrival

Guest Services

Provide exceptional hospitality by:

• Assisting guests by phone, email, and text messaging
• Helping with guest questions, requests, and check-in assistance
• Resolving guest concerns professionally and efficiently
• Supporting reservation-related questions
• Communicating guest needs with internal departments to ensure timely follow-up

Operations Support

• Support daily operational needs across multiple departments
• Assist with weekend operations and special projects
• Respond to changing priorities throughout the day
• Support property owners, guests, and fellow team members
• Work collaboratively with housekeeping, maintenance, guest services, and leadership

Preferred Qualifications

Experience in any of the following is a plus:

• Hospitality
• Vacation rentals
• Hotels
• Property management
• Customer service
• Operations
• Front desk or guest services
•  

Experience is preferred but not required. We are happy to train the right individual who has a strong work ethic, positive attitude, and a desire to grow with our company.

Requirements

• Valid driver's license
• Reliable personal transportation
• Ability to travel between vacation rental properties throughout St. Simons Island
• Ability to lift up to 25 pounds
• Ability to walk up and down flights of stairs 
• Ability to stand for extended periods of time during property inspections
• Comfortable using smartphones, email, Microsoft Office, and web-based software
• Weekend availability is required
• Flexibility to work a rotating schedule, including some holidays

Because this position requires traveling between vacation rental properties throughout St. Simons Island, Lilmar provides a company gas card to help cover work-related driving expenses.

Additional compensation may be considered for candidates who can effectively communicate with our Spanish-speaking housekeeping teams. While bilingual skills are not required, they are highly valued and play an important role in supporting our operations.
