Your New Role
As the Estimator / Purchasing Manager, you will oversee both preconstruction estimating and project procurement activities across a portfolio of luxury residential projects valued in excess of $20M. Working closely with ownership, project management, field operations, architects, and consultants, you will be responsible for ensuring projects are accurately budgeted, competitively procured, and positioned for successful execution. Key responsibilities will include:
- Preparing conceptual, schematic, and detailed cost estimates for custom homes, luxury renovations, and residential developments.
- Reviewing architectural, structural, civil, and MEP plans and specifications to evaluate project scope and pricing requirements.
- Performing quantity takeoffs and developing comprehensive project budgets.
- Soliciting, analyzing, and leveling subcontractor and supplier bids.
- Identifying value engineering opportunities while maintaining design intent and quality standards.
- Managing the procurement of subcontractors, materials, specialty finishes, and long-lead items.
- Negotiating pricing, contracts, and purchasing agreements with vendors and trade partners.
- Issuing purchase orders, managing committed costs, and monitoring procurement schedules.
- Supporting Project Managers and Superintendents with change order pricing, cost analysis, and budget management throughout construction.
- Maintaining strong relationships with subcontractors and suppliers while monitoring market pricing and industry trends.
- 5+ years of estimating, purchasing, preconstruction, or cost management experience within residential construction.
- Proven experience working on custom homes, luxury residences, estate projects, or high-end residential renovations.
- Strong understanding of residential construction methods, sequencing, materials, and subcontractor scopes.
- Ability to read and interpret architectural, structural, civil, and MEP drawings.
- Experience preparing detailed takeoffs, budgets, and subcontractor bid evaluations.
- Strong negotiation skills and the ability to build long-term vendor and trade partner relationships.
- Proficiency with Microsoft Excel, Procore, estimating software, and construction management platforms.
- Excellent communication, organization, and problem-solving abilities.
- Experience with custom millwork, luxury finishes, and specialty residential construction systems is highly desirable.
