Employee-oriented full-service commercial real estate company located in Duluth seeks to hire a Senior Property Accountant to handle accounting functions for a retail/office portfolio. This position is responsible for full cycle property management accounting for a portfolio of assigned commercial properties as well as supervisor for property accountants. Work involves frequent communication and interaction with clients as well as accounting, leasing and property management team members.

RESPONSIBILITIES...

• Assist Director of Property Accounting and fellow accounting managers with special projects as necessary.
• Supervise and mentor Property Accountants.
• Prepare accurate and timely financial statements with supporting documentation.
• Review and enter accounts payable invoices.  Work with Property Manager to ensure invoices are properly coded and expensed to the correct property and period.
• Process tenant cash receipts, process checks, perform cash management transactions.
• Research and answer Property Manager’s questions regarding tenants, property income and expenses.
• Generate recurring charges on the first of the month and issue tenant rent statements.
• Review operating statements and identify expenses needing accrual.
• Review and reconcile accounts receivable aging and supporting tenant ledgers.
• Maintain reconciliations on balance sheet accounts, create and post journal entries.
• Manage fixed asset system and record monthly depreciation and amortization.
• Set up new properties, maintain buildings/suites square feet.
• Abstract leases in detail regarding lease charges to ensure billings are in compliance with lease terms. Must have experience in interpreting lease terms.
• Set up recovery formulas for buildings/leases necessary for CAM reconciliations.
• Prepare annual CAM reconciliations, ad-hoc reporting.
• Work with Property Manager to prepare annual budgets for all properties and reforecasts as needed.
• Work with owner’s CPA for tracking Amortization and depreciation schedules.
• Analyze CAM, Insurance, Tax, Utility and other property related reimbursable expenses for correctness and be able to help property management solve for slippage issues.

QUALIFICATIONS...

Experience

·         5+ Years of property accounting or related experience,

·         Experience in property management or real estate accounting required.

Education

·         A bachelor’s degree in accounting, business administration, or equivalent experience required.

Technical Skills

·         Experience in property management accounting required

·         Intermediate Microsoft Office especially Excel and Word

·         Experience in working in various accounting software, especially Yardi

·         Experience in abstracting commercial leases and understanding lease terms

·         Ability to effectively prioritize and manage multiple tasks and deadlines

·         Ability to analyze and reconcile data

·         Ability to prepare own correspondence and a keen proofreading ability

·         Professional demeanor with external clients and internal team

·         Detail oriented, with high-quality standards

·         Ability to work with a minimum of supervision while understanding the necessity for communicating and coordinating work efforts with other employees.

·         Must be able to work as a team player and willing to help across departments when needed.

·         Must be accurate and organized

·         Must be able to work with confidential Information

·         Must demonstrate effective leadership capabilities

Salary to $100,000 DOE plus discretionary bonus based on company and individual performance. Start/end times can be flex 8am - 4:30pm, 8:30am - 5pm or 9am - 5:30pm. Benefits include Medical (100% employer paid for employee), Dental, Vision, STD, LTD, Life, Healthcare Savings Account, 401(k) with 4% matching, 11 paid holidays including 1 floating, 16 PTO upon hire and 1 day per year of service up to 26 days, and early release on Friday - 3:30pm or 1pm if holiday weekend.
