Building Manager (FT)

Seeking Full-Time Building Manager: Experienced in plant operations of multi-use institutional/commercial facility, personnel management, end user and vendor coordination, appropriately trained and certified as required by law and good practice. Religious institution and school work history preferred. Building Manager Responsibilities: Supervise 5 full-time custodial staff, manage third-party vendors, and personally assist with services for infrastructure and grounds-keeping maintenance, repair, and housekeeping; Schedule, perform and report required and good-practice inspection and testing of life-safety and infrastructure features; Coordinate with custodians, staff, congregants, and third-party security, caterers, etc., for religious services, education, programming, guest speakers, film, music, and stage performances for arrangement of seats, tables, A-V equipment, and food from warming kitchen. Solicit vendor bids; track operational expenses; manage purchasing and budget allocations; maintain organized building records for contracts, guarantees, inspections, permits, etc.; Manage logistics on-site and off-site, for supplies and equipment, and on-site for third-parties. Building Manager Work Hours: Weekdays, plus occasional pre-scheduled days and times for religious services and special events, with availability for emergency services, as needed, other days and times. Building Manager Compensation: $85,000-$110,000 salary, commensurate with experience, plus benefits for medical and dental coverage, 403b savings plan, commuting expenses, vacation and medical leave, synagogue membership, and approved professional development. Infra-structure consists of environmental conditioning by oil-fired steam boiler and multiple forced-air ventilation systems providing heating and cooling via steam radiators and re-heat coils, electric re-heat coils, exterior and interior split-compressor refrigeration coils, and by separate mini-split-system air cooling units. A single domestic and fire water service is connected to municipal supply. Domestic and storm water plumbing and drainage is by gravity and ejector systems discharging at municipal sewer. Building is fully sprinklered and equipped with central station fire alarm service. ConEd provides line-voltage electric service for power distribution and lighting; a UPS supports emergency lighting and signage. A lighting control system serves the main sanctuary. Low‑voltage IT and audio‑visual systems extend throughout the building, and a local and central station monitored security system serves the grounds and building - door control devices are connected to the fire control system. Vertical circulation is provided by one hydraulic elevator and two LULA lifts.
