Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. Essential Duties & Responsibilities Property leasing and administration Regular/daily onsite attendance required Show, lease, and move in prospective residents; greet, qualify, tour, and sign leases. Conduct all functions necessary to close the sale—including making appointments, generating new leads, conducting tours, maintaining model units, and following up as needed. Complete all leasing paperwork before move‑in. Assist with lease audits, walking units, and turn process. Maintain accurate prospect traffic and leasing data, responding to leads within 24 h. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals. Perform various administrative tasks as needed. Handle resident complaints, concerns, and requests to ensure satisfaction. Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Contribute to general upkeep and cleaning of office, common areas, and model units. Market and outreach: assist in implementing the annual marketing plan. Review and complete market surveys/analysis to generate ideas and formulate plans. Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports. Provide excellent customer service and monitor service‑request turnaround. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce community policies as delegated by the immediate supervisor. Education & Experience High School Diploma or equivalent. Ability to understand and perform all on‑site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Requires moving about to accomplish tasks, communicating with others, and repeating motions involving wrists, hands, and fingers. Requires ascending/descending ladders, stairs, scaffolding, ramps, step stools, and other such devices; may remain stationary for prolonged periods, standing or sitting. May require moving objects up to 25 lb., operating machinery, vehicles, or golf carts; working overtime, weekends, night hours (emergencies), in low or high temperatures, outdoors, in small or enclosed spaces, exposed to hazardous chemicals, traversing varied terrain. Compensation and Benefits At Asset Living, compensation is based on skill set, background, training, certifications, and other factors. The offer includes a comprehensive total‑reward package: medical, dental, vision, life, accidental, and disability insurance; 401 K with employer matching; commission and performance bonuses when applicable.
