Job TitleArea Property Manager, MultifamilyJob Description SummaryThe Multifamily Area Property Manager oversees an assigned multifamily portfolio or a multi-faceted multifamily property in a designated geographic area. This position works closely with the ownership group to provide consistency in operations throughout their portfolio as well as provide a single point of contact for the client. The Multifamily Area Property Manager will have some direct property oversight in addition to assisting and directing Property Managers in the portfolio.Job DescriptionESSENTIAL JOB DUTIES:Operations - Ensuring the smooth running of each community in partnership with the Asset Manager and Regional Property Manager. Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.Customer service - Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.People development - Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.Marketing - Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.Leading by example - Instilling, maintaining, and modeling the mission to be the best national management company.Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.Maintain effective on-site staff through interviewing, hiring, and terminating as necessary.Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.Manage and maintain all aspects of overall community budget and financesWork with leasing staff to ensure that leasing/marketing goals are being met.Maintain positive relations with all community vendors.Coordinate special projects as requested by supervisor.Perform any other related duties as required or assigned.COMPETENCIES:Must be able to travel to multiple property sites on a regular basis; ability to travel to offsite locations for meetingsMust be detail-oriented and able to focus with frequent interruptionsExperience in supervisory role and managing staffExperience in writing and maintaining budgetsMaintains confidence and protects operations of business by keep information confidentialMust be detail oriented and able to focus with frequent interruptionsProficient in Yardi property management software or other similar property management softwareOversee entire staff within assigned portfolioIMPORTANT EDUCATION High School Diploma, GED, Trade, Technical, or Vocational school required.Bachelor’s Degree preferred.Real Estate License, if required by state law.DC Property Manager license required to achieve within 60 days of employment, if do not possess upon hire.IMPORTANT EXPERIENCE 5+ years of Multifamily Property Manager experience, including multi-site or area level leadership experience required.Strong preference for prior Rent Control experience in the DC market.WORK ENVIRONMENTThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.PHYSICAL DEMANDSThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery. The employee must be able to travel up to 25% of the time. Travel may vary in frequency and duration.
