What They Will Actually Do

This is not a role focused on detailed design calculations; it's focused on delivering projects from concept through construction.

The day-to-day responsibilities suggest they want someone who can function as an Owner's Representative Project Manager.

Typical duties include:

• Managing several projects simultaneously.
• Developing scope, schedule, and budgets.
• Coordinating consultants, contractors, tenants, operations staff, and regulatory agencies.
• Leading stakeholder meetings.
• Resolving construction and design conflicts.
• Securing funding approvals and permits.
• Preparing executive-level presentations and board documents.
• Monitoring project delivery through:
  • Planning
  • Design
  • Procurement/Bidding
  • Construction
  • Close-out

Soft Skills They Are Emphasizing: The ideal candidate can:

• Work independently with little supervision.
• Manage competing priorities.
• Navigate political and operational sensitivities.
• Negotiate among multiple parties.
• Communicate effectively with executives, engineers, contractors, tenants, and facility personnel.
• Turn complex project issues into concise executive briefings.

This suggests they need someone who can handle both technical and organizational challenges.
