Plumbing Project Manager – Commercial ConstructionSan Mateo, CASalary: $120,000–$150,000 baseLocal Projects / No Regular Overnight TravelWe're partnering with a well-established Bay Area plumbing and mechanical contractor to add an experienced Plumbing Project Manager to its San Mateo team.This is a true, end-to-end Project Manager position, not a facilities, design, BIM, or coordination-only role. We're looking for someone who has actually owned commercial plumbing/mechanical construction projects and is comfortable being accountable for the financial, operational, and client-facing sides of the job.What You'll DoOwn commercial plumbing/mechanical projects from award through closeoutManage approximately 2–3 projects simultaneously, depending on size and complexityOversee projects ranging from approximately $100K to $30MManage roughly $10M–$13M in annual project revenueOwn project budgets, schedules, documentation, change orders and overall executionCoordinate closely with field superintendents, GCs, clients and internal teamsPrepare and manage change-order estimates, escalating larger estimates when neededConduct local job-site visits as necessaryStay ahead of project issues and take full accountability for project performanceWhat We're Looking For5+ years of true Project Management experience within plumbing, mechanical construction or a closely related MEP environmentStrong commercial construction backgroundExperience owning projects beyond field supervision, facilities management, design or coordinationSolid understanding of project financials, scheduling, change orders and field executionComfortable working directly with field leadership, GCs and clientsTech-savvy and able to quickly learn new construction/project-management platformsExperience with Bluebeam and similar construction PM software is a plusBachelor's degree preferred, but strong candidates who worked their way up through the industry are encouragedLarge-GC candidates may also be considered with substantial hands-on mechanical/MEP coordination and project ownership experienceCompensation & Benefits$120K–$150K base salaryAnnual bonusMedical, dental and vision401(k) with profit-sharing contributionPTO and paid holidaysMileage reimbursement and gas card for job-site travelThe EnvironmentThis is an established contractor with decades of history in the Bay Area, but the culture is intentionally non-corporate, team-oriented and relationship-driven.
