Job Overview This position coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The role is responsible for all leasing activities, including resident satisfaction throughout the lease term and securing lease renewals. Key Responsibilities Perform sales and leasing activities to achieve community revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, screening credit and background checks, and preparing lease and move‑in packages. Inspect apartments before resident move‑in ensuring move‑in ready condition and schedule maintenance for outstanding items. Stay informed about market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies for concessions and specials. Design and execute marketing activities to drive traffic, including resident referral and employer outreach, internet marketing (Craigslist, Facebook, e‑mail), and community‑specific plans. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information. Ensure community and show units meet company standards for show quality by inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising units, and preparing leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls to finalize leasing decisions. Support community lease‑renewal program by preparing renewal letters and packages, meeting and contacting renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document and convey requests to appropriate personnel. Required Licenses or Certifications All state and local licenses and certifications required for the position. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently; up to 50 pounds with assistance. Travel may be required to assist other properties, attend training or business meetings. Work a flexible schedule, including call‑in during evenings, weekends, and holidays. Compensation Hourly range: $17.00 – $19.00 per hour. In addition to base pay, eligible for service‑based bonus programs (quarterly, annual, weekly, monthly, or quarterly).
