Position Overview
We are seeking an experienced and Tax Credit Certified Property Manager to oversee the daily operations of an apartment community in New Smyrna Beach, Florida. This is an excellent opportunity for a dedicated property management professional with LIHTC experience to lead community operations, ensure regulatory compliance, and provide exceptional resident services.
The ideal candidate will have strong leadership skills, a thorough understanding of Low-Income Housing Tax Credit (LIHTC) regulations, and a proven track record in property management and leasing.
Key Responsibilities
- Manage the day-to-day operations of the apartment community.
- Ensure compliance with LIHTC requirements, company policies, and applicable housing regulations.
- Maintain high occupancy levels through effective leasing, marketing, and resident retention efforts.
- Develop and maintain positive relationships with residents to foster a welcoming and supportive community environment.
- Oversee leasing activities, including online advertising, prospect follow-up, property tours, and lease execution.
- Complete and review tax credit qualification and certification paperwork accurately and in a timely manner.
- Address resident concerns and complaints professionally, escalating issues when necessary.
- Coordinate and monitor maintenance operations to ensure timely completion of work orders and repairs.
- Enforce community policies and ensure compliance with Fair Housing laws and regulations.
- Supervise on-site staff and collaborate with vendors to ensure efficient property operations.
Qualifications
Required Qualifications
- Tax Credit Certification (Required)
- Minimum of 1 year of Property Management experience
- Minimum of 1 year of LIHTC experience
- Previous leasing experience
- Strong understanding of lease agreements and property management practices
- Excellent organizational, multitasking, and problem-solving skills
- Strong verbal and written communication skills
- Proven ability to build and maintain relationships with residents, staff, and vendors
- Leadership experience with the ability to manage and motivate teams
