Facility Manager

Department:Facility MaintenanceJob Description:JOB SUMMARY:The Facilities Manager is responsible for the overall management, maintenance, safety, and operational readiness of the Stevens corporate campus, including the main building, surrounding grounds, and related infrastructure. This role has broad accountability for both indoor and outdoor facilities operations, including utilities, HVAC, plumbing, electrical coordination, concrete and yard infrastructure, emergency power, vendor management, supplies, access-related systems, and renovation projects.This position supports a campus of approximately 75,000 square feet and approximately 75–80 acres, partnering with one direct facility team member and contractor/vendor resources to keep the property safe, functional, and responsive to operational needs. The role includes responsibility for issues ranging from routine building maintenance to larger renovation initiatives of approximately $500,000.The Facilities Manager will also play a key role in knowledge transition as part of a planned knowledge transition and succession effort.Please note this position is on-site at Stevens Transport HQ in Dallas, Texas. This role operates in a combination of office and active facilities environments. The anticipated schedule is Monday through Friday, with on-call availability for after-hours and weekend emergencies when neededJOB DESCRIPTION:Key ResponsibilitiesEssential Duties and ResponsibilitiesPrimarily responsible for planning, directing, and overseeing facilities operations, with limited hands-on support when necessary.Oversee the complete lifecycle management of all facilities, including maintenance, repair, renovation, and capital improvement projectsManage all structural and internal building systems (HVAC, electrical, plumbing, safety systems) to ensure operational efficiency and complianceDirect and supervise maintenance teams, contractors, and vendors, ensuring high-quality service delivery and performance accountabilityPlan and execute remodeling, reconfiguration, and facility upgrades to support evolving operational needsOversee space utilization and storage optimization, ensuring efficient layout, workflow, and accessibility across all facilitiesEstablish and enforce facility access, security protocols, and safety procedures, ensuring protection of employees, visitors, and assetsDevelop and manage preventative maintenance programs to reduce downtime and extend asset lifeEnsure full compliance with federal, state, and local regulations, including OSHA, environmental, and safety standardsCreate, manage, and monitor facility operating and capital budgets, ensuring cost-effective operationsCoordinate emergency preparedness planning and response, including business continuity and disaster recoveryPartner with leadership and cross-functional teams to align facilities strategy with business growth and operational objectivesMaintain accurate records of maintenance activity, inspections, vendor contracts, and compliance documentationExercises independent judgment in budget management, vendor selection, and facilities strategy decisionsSupervisory ResponsibilitiesDirectly supervises facility maintenance staff, technicians, and/or contractorsResponsible for hiring, training, performance management, and workforce planningProvides leadership to ensure adherence to company policies, safety standards, and operational proceduresResponsible for setting operational priorities and approving facility-related expendituresQUALIFICATIONS:Minimum QualificationsBachelor’s degree in Facilities Management, Engineering, Business Administration, or related field (or equivalent experience)Demonstrated success managing multi-site facilities as facility management or building operationsStrong knowledge of building systems, maintenance practices, and construction/remodeling projectsExperience overseeing budgets, compliance programs, vendors, and service contractsDemonstrated ability to lead teams and manage multiple projects simultaneouslyKnowledge of regulatory compliance, safety standards, and environmental requirementsAbility to operate independently while collaborating with internal teams and stakeholdersPreferred QualificationsExperience in transportation, logistics, or large campus environmentsProfessional certifications (e.g., IFMA, CFM, FMP)Experience with facility management systems (CMMS) or building automation toolsBilingual Spanish communication skills are a plus due to frequent interaction with contractors and vendorSKILLS AND ABILITIES:Facilities OperationsPreventive MaintenanceHVAC / Utilities CoordinationVendor ManagementBudgeting and Cost ControlProject ManagementCompliance AwarenessProblem SolvingIndependent Decision-MakingSpreadsheet and Ledger TrackingWork Experience:5+ years of progressive experience in facility management, building operations, or logistics/transportation environments3+ years of experience managing maintenance teams, vendors, and contractorsExperience with utilities, HVAC systems, contractors, and facility infrastructureExperience overseeing facility maintenance programs, remodeling projects, and capital improvementsExperience managing both routine maintenance and capital improvement projectsExperience in large campus, warehouse, or industrial environments preferredDemonstrated experience managing budgets, contracts, and operational KPIsExperience in large campus, warehouse, or multi-site environments preferredEducation:Bachelor’s degree in Facilities Management, Engineering, Business Administration, or equivalent practical experience strongly preferred;
