Senior Wholesale Mortgage Originator

AppleOne is pleased to partner with a company in Aliso Viejo seeking a Senior Wholesale Mortgage Originator with a proven track record in high-value mortgage origination, private money lending, bridge loans, and luxury California real estate. This temp-to-hire opportunity is designed for an experienced originator who already has a productive referral network and can convert established relationships into a consistent pipeline of qualified loans.

This is not an entry-level or call-center role. The ideal candidate will bring strong market credibility, executive presence, discretion, and the ability to work with mortgage brokers, luxury real estate agents, high-net-worth borrowers, and professional referral sources. You will be part of a professional, relationship-driven environment where responsive communication, sound loan judgment, teamwork, and integrity are highly valued.

The role focuses on private money and bridge loans secured by California properties valued from approximately $3 million to $20 million, with typical loan amounts ranging from $1.5 million to $5 million.

Key Responsibilities

- Originate high-value private money and bridge loan opportunities by activating and expanding established referral relationships.
- Evaluate loan opportunities based on collateral, borrower strength, leverage, liquidity, timing, and exit strategy before presenting transactions.
- Lead transactions from inquiry through funding by coordinating commitments, underwriting, processing, closing, and client communication.
- Maintain strong referral relationships through clear expectations, responsive follow-up, and candid solutions without overpromising.
- Own pipeline activity, CRM updates, next steps, projected volume, conversion ratios, and production forecasts.
- Follow all company policies and applicable private money lending requirements with professionalism and credit discipline.

Compensation and Benefits

- Salary: $70,000 per year.

- Work arrangement: Full-time office presence in Aliso Viejo, with field meetings involving referral partners as needed.

- Originate private money and bridge loan business through high-producing mortgage broker, luxury real estate, and high-net-worth referral relationships.
- Qualify and structure loans in the $1.5 million to $5 million range secured by quality California real estate.
- Manage loan commitments, pipeline movement, and communication from initial inquiry through funding.
- Maintain accurate CRM reporting, production forecasts, referral activity, and conversion tracking.

- Minimum five years of successful mortgage origination experience.
- Substantial recent experience in private money, bridge, or non-agency lending.
- Current and demonstrably productive network of high-end referral relationships capable of generating immediate opportunities.
- Verifiable success funding loans in or near the $1.5 million to $5 million target range.
- Strong knowledge of California luxury and high-value real estate markets, especially Southern California and premier coastal markets.
- Ability to generate qualified opportunities within the target property and loan-size profile.
- Strong loan judgment, executive presence, discretion, and professional written and verbal communication skills.
- Highly responsive, organized, resourceful, accountable, and comfortable working in an office-based role with field relationship development.
- Ability to maintain focused daily relationship development, prospecting, and follow-up activity.
- Commitment to accurate pipeline management, CRM usage, and compliant lending practices.

Preferred Qualifications

- Established relationships with luxury real estate agents, mortgage brokers, affluent borrowers, and repeat referral partners in Southern California.
- Experience funding private money loans secured by coastal, luxury, or high-value California properties.
- Proven ability to generate repeat business without relying heavily on purchased leads.
- Strong reputation for integrity, responsiveness, discretion, and performance under pressure.
