Dream Live Prosper Communities is seeking a proactive, proficient Service Manager to lead our service department. The role involves ensuring resident satisfaction by overseeing timely work order completion, maintaining systems to peak standards, and managing community maintenance and inventory with precision. We are looking for a dependable, self‑starter with a strong background in preventive maintenance, vendor partnerships, HVAC, plumbing, electrical systems, appliance repair, and pool upkeep. About this opportunity Location: Bellemont Victoria II, 12254 La Margie Ave, Baton Rouge, LA 70815 Position type: Full‑time Schedule: Flexible with varied work hours, may include weekends What we are looking for in a Service Manager HVAC Certified Lease‑Up Experience a Must Proven experience as an HVAC Service Manager or a similar role Strong knowledge of HVAC systems, components, and controls Leadership and team management skills with a focus on collaboration Excellent problem‑solving and decision‑making abilities Familiarity with budgeting and cost control principles Practical communication skills for interactions with team members, vendors, and residents Relevant certifications and licenses in HVAC systems Familiarity with property management operations is a plus Valid driver’s license, clean driving record, and reliable vehicle for everyday work assignments and on‑call rotation Own basic tools Ability to lift 50+ lbs and walk multiple flights of stairs daily Strong customer service skills and a can‑do attitude What you will do as a Service Manager Deliver impeccable service to residents and respond to requests within 24 hours Craft cost‑saving initiatives and manage budgets effectively Guide the maintenance team's hours, focus, and on‑call schedule Lead by example, providing mentorship and coaching Prepare vacant apartments for move‑ins, ensuring top‑notch repairs and replacements Perform multi‑skilled tasks—painting, electrical work, HVAC, pool maintenance Maintain pristine grounds, promptly address emergencies, and identify property hazards Nurture relationships with service providers, overseeing vendors and supplies Maintain a well‑stocked maintenance shop without unnecessary spending Uphold loss prevention initiatives and manage OpEx maintenance budget Streamline purchasing through Appfolio for cost‑effective acquisitions Lead from the front by performing technician and groundskeeper duties when needed Schedule vacancies for 5‑day turns and assign service requests to qualified personnel for a 24‑hour turnaround Manage security deposit dispositions and attend required meetings Benefits and Perks PTO, health/dental/vision/life insurance, 401(k) matching, learning/educational incentives, Volunteer Time Off, well‑being programs, company events, self‑improvement/productivity tools, and the incredible feeling of making a difference.
