About the Role
We're hiring a Real Estate Acquisition Manager to close off-market deals with motivated sellers and drive our fix-and-flip pipeline in San Diego. You'll work assigned and inbound leads, underwrite properties, negotiate offers, and get sellers to the signature line.
This role is built for someone hungry, coachable, competitive, and motivated by uncapped commission income . Our top performers are self-disciplined and run their pipeline like their own business.
What You'll Do
- Close Deals: Convert in-bound leads into signed purchase contracts and consistently hit closing targets.
- Manage Your Pipeline: Work assigned leads and inbound calls; keep the CRM current and follow-ups on schedule.
- Negotiate Directly with Sellers: Build rapid rapport, uncover motivation, overcome objections, and structure winning cash offers.
- Underwrite Properties: Run fast valuation analysis — After Repair Value (ARV), repair estimates, comps — and conduct site inspections to land on your Maximum Allowable Offer (MAO).
- Write & Execute Contracts: Draft accurate purchase agreements and manage deals through to close.
- Shape Strategy: Contribute market insights and deal feedback to help refine our acquisition strategy.
- Collaborate Cross-Functionally: Partner with dispositions, underwriting, transaction coordination, and construction teams for smooth handoffs.
What You Bring:
- Must have: Real estate investing experience (wholesaling, fix and flip, single-family acquisitions, creative finance)
- Nice to have: High-ticket / commission-driven sales experience (inside sales, phone sales, solar, timeshare, automotive, mortgage, insurance, or similar)
Plus:
- 2+ years of fix-and-flip experience
- Strong phone presence, rapport-building, and objection-handling skills
- Sharp negotiation instincts and contract know-how
- Comfort with ARV, comps, and repair-cost estimating
- Hunter mentality, coachability, and self-discipline to hit monthly/quarterly quotas
- Valid driver's license (property site visits required)
Compensation:
- Generous commission-only, uncapped — earnings tied directly to deals closed
